Services for Landlords & Letting Agents.
Pafena continues to provide additional services directly aimed at Residential Landlords & Letting Agents, with the provision of inventories, mid-term inspections, check-in’s & check-out’s.
With regard to inventories, The Tenancy Deposit Scheme (TDS) guide to deposit disputes, recommends Landlords should use a totally independent, third party to provide a detailed document at the start of the tenancy and also for any mid-term property i...nspections. Any amendments, additions, damages etc. should be annotated and photographed as necessary, with a new report produced if required.
Pafena advisors are APIP (Association of Professional Inventory Providers) certified, which is regulated by ARLA Propertymark. All inventories and reports are fully detailed and supported with date stamped images, we have found that in using our services at the start & end of tenancies, there are rarely any disputes between landlord and tenant.

Parents are moving home, to be in school catchment area! We are finding more and more, during the relocation process involving families with school age children, how schooling has become one of the main priorities. Families moving mainly to a new work location, will often request details of schools around their place of work firstly and then consider the location of their new home. NUMBER OF UK RENTAL HOMES HAS DOUBLED SINCE 1990's
The number of people owning UK property has been falling for some time now, dropping from more than three-quarters in the 1980s to less than two-thirds as of the middle of this decade, Eurostat data shows. And according to new figures published this week by the Department of Communities and Local Government (DCLG), the number of people instead choosing to rent homes has now hit its highest level ever. It said that as of mid-2...016, the number of homes that are privately rented amounted to 20 per cent of households nationwide. It means that when compared to the average throughout the 1990s, the proportion of homes available in the private rented market has doubled. The DCLG report also shows that the main demographics for rented homes are strengthening their positions within this market. It said that both young professionals and families remain among the most common tenants in the private rented sector, with both having grown in prominence over the last few years. In the year 2015/2016, the DCLG said, the number of households in the private rented sector reached as many as 4.5 million. This means there are nearly two million more properties occupied by private tenants than there were in 2000. Perhaps the most surprising aspect, however, of the report, is just how much the number of young people renting has risen. According to the data, the proportion of young people aged 25 to 34 who lived in the rented sector increased from 24 per cent in 2005/2006, to 46 per cent in 2015/2016. While many will have had to become tenants because of the increasing difficulty in being able to afford a home, for many others, there are real positives behind their reasons for becoming private tenants. For example, many choose to rent rather than buy because they are still upwardly mobile in their career, and embrace the freedom to move at short notice that comes with not owning the property they live in. Pafena Relocation Services Review of 2016 Once again, a busy year for partners of Pafena, travelling to various locations throughout the North of England.
We have successfully sourced 59 properties for relocating company employees from all parts of the world, including China, USA, Argentina, Australia and many from Europe. In each case, providing a complete personal service in searching for the ideal property, accompanied viewings and in most cases assisting at the move-in an...d resettlement.
Some of the sights witnessed during these journeys have been breathtaking, incredible scenery, wonderful architecture even meeting interesting animals up in the Yorkshire Dales, (see inset below) this fella did not budge!
The desired locations for some our relocating clients, took us south down to Nottingham, east to Hull, west to Barrow in Furness, north to Newcastle upon Tyne, with many towns and cities in between.
Meanwhile closer to base, Lesley has been busy conducting property inspection and providing inventories for local Letting and Estate Agents.
Almost each week we have moved clients into a property or moved them out, overseeing and checking details stated, or not stated, on the inventories (with rental property) so as to prevent our clients from losing their deposits.
2017 is off to a good start for us, despite the Brexit doom and gloom.
