Ayers & Cruiks Description

Since we opened our doors in 1997, we’ve grown to become one of the region’s largest property firms, with specialist teams spanning commercial and residential agency, property management and professional services.

We might be bigger these days, but we’re still driven by the passion for a good job well done that we had when we started. And we’re proud to say that it’s an approach that’s helped us to win quite a few awards along the way.

Our team is fully accredited too – we are members of NAEA, RICS, The Property Ombudsman, Tenancy Deposit Scheme and South East Alliance of Landlords Scheme.

We provide a comprehensive service to our Landlords and Tenants based on our ethics of a professional, honest and enthusiastic approach, managing a large portfolio of properties for landlords both home and abroad.

Free Market /Rent Appraisal:
Ayers & Cruiks will visit the property and provide a sales and rental appraisal based upon a vast database of comparable evidence, recent transactions and the general market trends.

Extensive Marketing:
Property details will be advertised in local newspapers, rightmove, and on our own website and sent to our daily updated applicant list of prospective tenants.

Terms of Business:
Once instructed to the market, Ayers & Cruiks will provide Landlords with their ‘Terms of Business’, which will fully detail the various levels of service Ayers & Cruiks are able to provide, either on a ‘Let Only /Introduction basis’ or a ‘Full Management Basis’.

Accompanied Viewings:
Where the property is empty a member of our Lettings Team will accompany all prospective tenants to the property. If the property is still occupied, Ayers & Cruiks will liaise with the occupants’ mutually convenient times for prospective tenants to view – which again can be accompanied if required.

Comprehensive referencing:
Once tenants have expressed an interest in proceeding with the rental, the Landlords will be informed and Ayers & Cruiks will commence the appropriate level of referencing via ‘Homelet’, who will verify and check all the information relating to Tenants Credit History, Employment /Earnings and Residential Status. Once all the information provided by the tenant has been verified by ‘Homelet’, Ayers & Cruiks can offer the Landlords as rent Guarantee for the first 6 months Assured Shorthold Tenancy.

Move In:
Ayers & Cruiks will arrange a mutually convenient date for the tenancy to commence, obtain required Rental and Deposit payments, prepare Tenancy Agreements for completion, arrange a Gas Safety Inspection and an EPC (if required), ensure any outstanding works /repairs have been finalised, read Service Meters and write to the appropriate Utility companies.
