Well well we were completely gobsmacked with the facilities in every way brilliant we were there for 5 days and wish it was for 7 days. Excellant service from all the staff from booking in, Security,Teamsters were brilliant. The caravan was a Silver Plus and could not fault it, it had every comfort we could have wished for with no complaints whatsoever. The Entertainment was world class with the Teamsters calling us by names very friendly and personal friendship. We will definetley book up again next season We cannot fault this Park Well chuffed Thank you all.

We've had another fantastic weekend at Breydon water. The staff go above and beyond. It was my husbands birthday on our stay and the wardens who walk round regularly heard that it was and knocked on the caravan with a birthday card and a bottle of wine. What fabulous service

We have just come back from a long weekend away for our sons 4th Birthday.

Firstly I emailed the site as I was unsure which caravan suited our family (3 kids aged 8,4,2). Vikki-Marie quickly responded and talked me through the different caravans available. We opted for a newer caravan with central heating as the weather has been cold. It snowed whilst we were there but the caravan was very warm and cosy!

We entered the caravan and were overwhelmed by how beautiful it was. It was brand new and decorated lovely. A birthday banner, card, present, were left for our son which was extremely thoughtful! He was so happy!

The kids clubs were fantastic and our kids were constantly entertained during the day time and evenings. There were dancing, super hero dress up, games, crafts to name a few. The arcade isn’t huge but big enough to keep the kiddies happy (machines to win teddies, 2 pence machines, car racing, motor bikes games etc). We ate in the restaurant every day and loved to sit by the window, looking at the outdoor pool and thinking how nice it would be in summer. The restaurant is very clean and food excellent. We would recommend the sharing family starter (we had this twice !) kids meals were reasonably priced and a good amount. One thing that stuck out to us most is just how friendly and lovely the staff were, the security, chefs, reception, bar staff, waiting on staff, kids entertainers everyone just seemed to show an interest in making our stay enjoyable. Even though we stayed in March we had so much fun and can only imagine how awesome a summer vacation would be (basket ball courts, kids park, outdoor pool, karts etc). We will almost certainly return and will recommend to all our family and friends. Thanks again Breydon Water

We have just come back from Breydon water we stayed over on the touring site and was brilliant kids loved it had a few teething problems with the newly refurbished toilet block but that dint stop us staff polite and helpful staff names were pretty easy too as it Sempt everyone was called andrew who we spoke to had a fantastic stay we arrived late Saturday and left first thing Thursday on a 3 hour trip there and back and was well worth the £26 We payed also a big thanks to the maintenance guys who came to my rescue when the car decided to have a flat battery and to the life guard from the indoor pool for organising the help.my 8 year old wanted to take part in the sparky baking thing but unfortunately wasn't on bit the team soon sorted something else out so they could play. We stayed on pitch 20 which is rite at the side of the sports court and pitch size was massive made our caravan look tiny also sports court was locked on a night so there was no disturbance also shower and water taps wasn't miles away and was easily accessible hopefully we will be booking again to make more memories with our young children thanks park dean resorts

This is lovely clean site for camping/caravan with good onsite facilities. There was plenty of entertainment to keep the kids occupied and also the use of an indoor and outdoor pool split across the 2 sites. The site is within easy walking distance of Burgh Castle and the Angles way footpaths, with Yarmouth being a 4 mile walk or 10-15min drive. Onsite restaurant supplies good food but plenty of places locally to try should you get bored. The Queen's Head in the Burgh being a serves tasty traditional food and is worth a trip. Overall the site and location is great and I will look to book again in the future.

My happy place � just love spending time here. After reading others reviews I would recommend staying in a caravan instead of camping ;) we love the whole area as there's so much exploring to do and lots on offer in a small driving distance as well as some lovely walks locally. We have been coming to Breydon water for the past 5 years and always have fun no matter what the weather and my 3 kids love it too xx

Just come back from a long weekend..we stayed on the Yare village camp site..lovely site and the staff were all nice/helpful..we had a couple of little problems with the oven/curtains but they came straight away to sort us out when we called them unlike some sites ive stayed on before when they never turned up at all..we would be happy to visit again :-)

Have been camping for a couple of nights. Fantastic place lots for kids to do with 2 pools, crazy golf, bike hire and lots of other activity’s as well as the club house and restaurant that isn’t over priced. Very clean and staff are more than helpful. Will be back again

First time we have stayed at this particular park, and it was the best one yet! Staff extra welcoming, friendly and helpful. We will be back here again for sure! Thankyou for giving my family such a great experience and holiday. It was always a pleasure to speak to staff x

First family holiday with both kids and we had the best time! So much so we booked to go back next year for even longer. There's so much to do there 4 nights simply wasn't long enough. The beaches are about 20 mins drive away and they are stunning. We went to Great Yarmouth beach (jam packed with things to do for the kids) and Nice beach which is more relaxed and quiet. The outdoor pool is lovely and if you're lucky enough to get a deckchair by the poolside, you can get a bit of sunbathing in too. We didn't have enough time to visit the indoor pool but will definitely do so next year. The entertainment troupers were outstanding. In particular Vicky really impressed us. She was excellent with the kids and made sure they had a great time in all the activities. The caravan we stayed in was a Barton one and it was fantastic. Completely exceeded my expectations. It was so clean and spacious. Can't wait to go back and see the kids in their element again :)

Excellent site! We arrived at reception to collect our key with no problems atall, we found our caravan easily and it was spotlessly clean! The kids entertainment was great! Our family won a few prizes such as Darts competition, Best Dancer and the family team competion which was during the kids club. Food was lovely on all occasions that we ate out. Staff were very friendly and you could tell they love thier jobs.

We are already looking at booking for next year.

Staff are friendly and go that extra mile to accommodate your needs:) bar staff couldn’t be friendlier they was mint also the whole park was an amazing experience will definitely be back. Site has plenty to do and not far from Great Yarmouth so would highly recommend this site �

Took our tourer from 2-6 April . Weather wasn’t great but prepared for this with extra ground sheets and mats for the awning to keep the mud out . Having lived in Caister a few years ago, we know the area and had a few fun days out . MB’s funhouse in Hemsby is free and kids love it .

Facilities block hit and miss . Few issues , some sorted within 24 hours , but 2 showers in the gents out of order all week , causing a few issues at peak time . Thanks to Dom the GM for sorting reported issues .

Showbar ents team kept the kids engaged , the guy on Thursday , doing the Starland Crazy was very good , 😄

Overall a good week , the issues in the toilet and shower block unfortunately meant a 4 not a 5. I’m sure that on our next visit it will be a 5 .

Stayed in our tent for a long weekend. Pitch size was great, however I would want to make sure I was on the edge if I went again as it can feel like you are crowded in. Main park facilities were good, food in boathouse was average. Entertainment throughout the day was good and my little girl loved the children's disco. There are a few things that let the stay down. Not once did I see security doing a patrol of the tourers. People close by were having fires and I'm not so sure this is completely safe?! Quiet time doesn't start til 11pm so when u have a 17month old in a tent trying to sleep and kids are playing football outside your tent, continuously kicking the ball into it, patience does wear thin. Considering how busy the touring field was I feel the toilet block could do with a freshen up more than once a day. At times they were pretty rank. I would stay again but wouldn't be longer than a few nights.

Really lovely park, good camping/ touring area. It's a very small park and I don't know if I'd be as happy if I was placed in Bure village 10/15 mins down the road but as we camped it wasn't a problem. The club was very small but it was still easy to get a table and entertainment was as expected. The outdoor pool is probably the best and warmest of any camp we have stayed on, didn't try the indoor pool as the weather was so nice. The shower block did get a bit grubby but there was constantly a cleaner in there trying their best but as it was towards the end of season the pitches were starting to get muddy so this was inevitable with the amount of people using them and understandable. Had a lovely couple of hours at "B Fest" which was all free and brill for the kids. If your looking for a friendly family camp that has a good community feel then this is perfect. My one and only complaint would be that the noise in the camping area can go on quiet late, 1am some days with people drinking and talking loud outside their tents and not once did security do a patrol to check, it's only a small thing but when you have kids who don't get enough sleep it can ruin a nice day out hence the 4 stars.

First time here, didn't use facilities as we had doggy with us, clean showers every day, wardens seen walking around daily which was nice very friendly too. Our first day at check in wasn't brilliant one lady on front desk on the phone with 3-4 people queing for over 20 mins however our problem was sorted eventually. lovely stay in the end. Nice big pitches.

Never in all my years of being a parkdean resorts customer have my children been so bored with the kids entertainment from 6.30pm onwards, especially on Tuesday night where the staff got the kids to colour pictures during pipsqueak show. I'm extremely disappointed with my stay at your park, and will most definitely not be staying here again.

We have been coming to Breydon for about 10 years and have just returned home today 27 October 2017 after a 5 day break with our family (14 of us in all, we hired 3 statics) but I think this will be our last visit.

Our caravan was nice with signs saying no pets however when we swept the carpets the amount of pet hair was unbelievable, good job we are an animal loving family and not allergic

Certain members of the bar staff need a lot of training, when asked for a bitter lemon he asked wot I wanted to do with it, when I said pour it into the glass he looked confused so I had to explain wot the drink was, after a few minutes looking he said they had none tho my wife was served one earlier in the day, so we tried another drink, lemonade and lime, how do you do that he asked, so I explained, he then started pouring orange squash in the glass, enough said. By Tuesday I was told they had run out of Guinness and that they wouldn’t be getting any more in .

In my step daughters caravan she went to change the sheets as her other half cut his arm but the spare clean pillow case also had blood on when she took it out of a sealed package.

On the last night we went in about 2100hrs The club house was a mess, there was a smell of sewage as you walked thru the arcade to the bar, once in the show bar I went to get drinks while my family found a seat, the bar was half covered in dirty glasses and other rubbish, my family had to clear and wipe tables so we had somewhere to sit, around the show bar there were tables covered in dirty glasses, food boxes, etc, occasionally one of the staff would come out and clear a few glasses but ignore the tables with loads of stuff on them, only to try to clear glasses off our table which still had drinks in and we were still drinking from.

I could go on but I would be here all day

In closing, this used to be a cracking site, we have been here in statics, our own caravan & in our tent but after seeing wot used to be our favourite site go downhill so badly we won’t be back I doubt

Toilet/shower block dated, cant move shower head at all, only stays on 30 seconds or so then need to keep pressing or have hand on it constantly. Takes forever to get to a nice temperature. Enough showers and toilets but only one cubicle for washing etc. Only one hair dryer that didnt work.



Laundry room filthy when we arrived and in same condition when we left. Price for washing machine on par with other sites £4.20 per wash, dryer costs £2.50 for a 50 mins token, it took 4 tokens to dry one standard wash load, this works out alot more expensive than other sites. No token machine in laundry room, can only be obtained from reception which closes at 5pm most days yet laundrette open. I misjudged how many tokens needed to dry, so I couldnt complete my wash and dry in one go, having to pack partly dried (still quite wet) clothes and store in awming till the following morning when reception open then I could carry all bags of wet clothes back and continue drying, taking up 2 part days of my hols instead of one, all this could have been avoided if machine in laundry room or available in bar area once reception closed.



Pitch adequate, nothing special, why 10.00 am off pitch? We had to set our alarms for 7 am in order for the three us to have showers and pack away awning and campervan. New arrivals are 2pm but will let you on 12noon if you arrive early, so thats 2 hrs gap for what? Nothing to do to pitch! Could easily have 11 am but most sites are 12noon.



On the plus, very happy with outdoor pool, it is definitely heated as advertised, happy to see 3 lifeguards and the colour band system seemed to work at busy times.



Reception staff friendly and entertainment staff bubbly.

Tables constantly sticky after they have been cleaned and ladies toilets in clubhouse often without toilet paper



We booked this site as we have used Park Dean Resorts site near Dumfries and was delighted with fully serviced pitch, modern spotless facilites, compared to our experience there this was a complete let down and we won't return here but it hasn't put me completely off Park Dean but I will be more thorough in my research beforehand.



We couldnt find a motorhome drainage point on this site? So left without doing this, which means we have to do this first thing when we arrive to the next site.



We are now 11nights into a 14night touring holiday of the Midlands, South West, South East and East, roughly 2 nights at each site and facilities wise this has been the poorest but one of the dearest. Hope this review helps other holidaymakers.
