Introducing our Segway tours... new for 2018! (Footage not filmed at this park)

My husband and I decided to bring two of our grandchildren to Broadland Sands from Monday 23rd July-Friday 27th July. The caravan was spotless (cleaned by Tracey) and comfortably furnished, the site was well looked after with a few activities that the children really enjoyed. After time out at the local attractions it was great to come back to the children’s entertainment which our grandchildren absolutely loved with the talented staff. Ajay, Jack, Courtney, Kirsten, Megan and Emily were great entertainers for both children and adults. Their singing was amazing and the amount of work they put in was incredible.

We opted for a meal package which included a good breakfast to start the day. Our only gripe was that there were no kids pizzas on the day that one of our Grandchildren had been really looking forward to it. We thought that we could possibly use the value of the kids meal voucher and pay the difference to purchase an adult pizza. We were told this was not possible and we had to pay the full adult price and not use the voucher! The meals, whilst not gourmet, were certainly adequate.

I also have to mention Steve behind the bar and the amount of work he appears to do. He was helping with breakfast, serving behind the bar, when the machines in the amusement area stopped working he was called to put them right and he even had to unblock toilets!! The staff were friendly, helpful and amazing all round!! Thank you to every one of them for making our 5 day’s so special!!

Had a great week here! 4 very happy little girls made use of the park & arcade room and had lots of fun with the Krazy Krew. Food was lovely, staff were all very friendly & extremely helpful, everywhere was kept clean & tidy. Can't fault it at all. We've stayed at a few Park Holiday parks, I'd have to say this was the best.

Great holiday park have just spent a week here with my fiancé and we both throughly enjoyed the whole week park stars are amazing so helpful on the Tuesday we went on the Segway and aj and Megan were amazing helping my fiancé who wasn’t very confident on them and then afterwards have spoken to us every day for the rest of our holiday.



Food is of a good quality for evening meals but breakfast was not the best.



But overall a very good week on the caravan park would recommend to others

Fabulous Park, Excellent layout. Accommodation was immaculate, well laid out and spotless (Gold Plus) and so conveniently located! Staff very helpful and friendly. Outdoor pool was great (the weather helped) and refreshing seeing so many life guards about! A few more sun loungers around the pool needed though if this weather continues ! Facilities great. First time I have done a Park Resort break with the kiddies but would definitely do another (to Broadland Sands). Overall, worth every penny!

Came back today, amazing we loved it, the staff were the friendliest we have ever dealt with and we have been on a few holidays to a few parks. The caravan was brilliant..very nice.. i hope the entertainment team see this aj..jack..emily..megan..kirsten and courteney a BIG thanks to you guys you switched over your schedule so we could see grease as we went hone today it was amazing and i really appreciate it so thank you guys x x

The only negative we have is there was not enough choice on the menu for vegetarians but other than that brilliant!!!

Booked a week before travelling and our 2 bed for 6 was a 3bed for 8 - perfect start. lovely and spacious for 3 adults and 2 children (13+) Nice and close to the entertainment complex & pool. Shower door had an issue but maintenance were out very quick and resolved our problems, nothing too much trouble.

Although didn't go for early entertainment sounded good from the caravan. So we went to bingo once but the after entertainment - such perfect hosts - good quizzes and talented staff, amazing singers even if one had the giggles one night and carried on. Then the adult games my daughter and partner guessed the song n got stickered - little did they know they then had to go up n dance (with a twist - wont say what they had to do so as not to spoli it) but partner came joint 1st - cheers Ajay - remember Royal Leamington Spa(Darryn). Site was clean and tidy - pool was a suntrap area - perfect though - nice and clean the slide being a hit with the family. Bar staff friendly £4 appx a pint but each to their own we didn't overspend - food looked good but we never ate on site.. A holiday is what you make it and thanks to Ajay, Jack, Courtney, Kirsten & Emily for keeping us entertained, - will certainly book to come here again -

Absolutely love this park staff are absolutely fantastic especially AJ Emily Courtney Megan and a big shout out to Kirsten kids entertained and even The adults The singing was fantastic and the entertainment was great clean facilities the caravan we had was fantastic parking infront we had the best time ever kids absolutely loved it and so did the adults lol hope to see u all again x

Just come back from long weekend. Shame no indoor pool although outdoor Pool is heated arcade area is small but sufficient for the kids the kids enjoyed all the weekend and loved the kids entertainment. I think overall staff were friendly and polite the caravan we had was great. I enjoyed was nervous with some comments but some reference bingo noise can understand but this is normal at all parks kids scream shout cry during games of adult bongo no matter where you go. The bar was very well stocked price was ok 3.90/4.10 a pint. Unfortunately never got to use pool as weather not on our side. I would go again 100%

This site is nice and well maintained.Lovely staff at pool, really friendly, fab pub meals (although the speakers linked the hall to the bar so we were bombarded with the kids show at full blast whilst eating in the restaurant, which was weird)



Fair sized heated pool.

The van was very clean and well equipped.

There is no beach access from this site, the photos are deceptive.

The site is quiet and peaceful, so what could possibly be wrong?

We stayed in a gold van quite a way from reception.

Unfortunately,The residents in our row hAd a vehicle equipped with the Sort of amp/sub more suited to the Albert Hall with a wannabe Pete Tong(minus the skill) running the decks. You could not hear yourselves think and it was constant.

Additionally, there were several taxi loads of extra people being dropped off outside with tubs of homemade cakes etc, In addition to the over booked van.

The warden and another staff member just parked behind our van and sat there watching it all. We did report it by phone.Did not make for a relaxing holiday.

Surely the management have the power to remove the amp or cut the power to the vans if they don't comply?

And no, they didn't bring extra income to the pub or restaurant as these people never left the van nor surrounding area nor turned the music off.

We had a child with us, it's supposed to be family resort we didn't get sleep and couldn't hear ourselves talk nor the telly.

Just got back from there.. it was okay, lovely breakfast, lovely polite bar staff.. got told the entertainers were going round saying hello everyone, never said hello to us, everytime we walk passed no hello, even when we was sat right at the front.. they were all interested in one table only, which I really hate, entertainers meant to go round speak to everyone, and welcome newcomers etc, not stick to one table.. entertainment was good, they all have lovely voices, but I think they need more training on how to interact with new people etc.. disappointing that the pool was not heated! Firstly. Why is this site called Broadland sands? There's no beach here. The van was relatively clean, carpets could have been vacuumed better. The bar/restaurant, was quite dirty, extremely noisy, there was children's entertainment at full blast, at the same time, at the other end of the room, there is piped music, plus, sound from tv's too. How can anyone enjoy their food or have a conversation with this row going on. As for the food, it's ok, but, its just bulked up with mountains of chips. We've stayed at other Park holidays sites on the Sussex coast, which are far better than this one.

Well where do i start! Sun holidays got given a comfort plus but had to accept bronze. Wasn't a problem but caravan stank dirty musky and the oven was rusty sofas awfull.no indoor pool.not alit for the kids to do when i asked for information of whats on i got told to read the board we dont put it on paper which i found very odd! No segways on at weekends so only thing was an outdoor pool and arcades and half the 10 machines in there didnt work which was again dirty! Nite befores rubbish everywhere. Food i had treacle sponge pudding which had a nice black hair in it so went back the lad that dealt with it was lovely and helpful. The older man manger? Lovely guy very friendly.after buying bingo tickets we wasnt to no we wouldn't be able to sit or hear bingo so why take our money? We wasted 22pound we found a table to lean on which wasn't being used and a very rude security guard told us to move when we said there was nowhere else to stand he said he didn't care! Lucky the main on bingo taking claims helped us out and let us stand there abit longer but after that missed it anyway!

There really is nothing to do on this site worst ive ever been too oh and the shop u mean shed you cant even get a paper! Its soooo tiny! Would not recommend this site!

Just came back from a 1 wk trip

Advertise there’s a beech right outside, it’s closed due to cliff erosion, site looks tired and in need of an update.

Security guards of a night in bar area think it’s a night club and are rude as hell, but did see one get put in his place for chatting a mans wife up

Pool closed randomly with no reason, told to get out at 4pm on weekends so owners can swim.

We had a gold caravan, well!!!!!! If that is gold I would hate to see the bronze.

Only plus side was weather was good and had lots of family and friends with us.

I would recommend Hopton up the Rd, went there a couple of times security very polite, site is very tidy with way more to do and there beech is open and very very nice.

Where do I start? As soon as we arrived we used the club toilets. One was full of poo, the other splattered with diarrhoea, and the other had no toilet roll left and had wee on the floor.



The caravan was not the extra wide one we paid for, and was filthy. I had to spend the first hour there cleaning it.

The shower tray pipe was broken so it backed up and flooded the bathroom and hallway. Had to report it 3 times in 24 hours as no one came out despite promises it would be fixed straightaway.



The caravan smelled mouldy and there was a lingering smell of sewage in the van too.



We paid extra for a travel cot that didn’t fit in the tiny main bedroom so had to go in the front room, which meant we couldn’t watch TV or play games etc as it would wake my daughter up, so we had to sit bored in the evenings. The cot had 2 hard pieces of board at the bottom so was very uncomfortable for her and we had to fill it with our bedding instead.



The website advertises it as being able to walk from the park to the beach - but you can’t, as they’ve cordoned it off as being dangerous. It’s been this way for a year according to a member of staff, yet no one told us. The nearest beach is a 20 minute walk and doesn’t have toilets or arcades. You have to drive to get to anywhere, including the shops, as the park one is the size of a shed and only seems to stock pizza and sweets!



The pool is left uncovered so was full of dead insects and bits of rubbish. There was litter around the pool area that no one bothered to pick up. The ‘heated’ pools are both cold and 2 of the lifeguards spent more time staring at their phones rather than actually watching the swimmers.



We had a noisy family in the caravan behind ours who would argue and physically fight for hours each night. This kept myself and my family awake each night. Had to keep calling the park warden who just told them to be quiet, then they’d start again after he left.



I complained to a member of staff whose exact words were “yeah I agree it’s a disgusting park, no point complaining as no one will do anything as the staff don’t care”



Avoid this park at all costs!

We have booked what was Advertised as a gold and 2.5 years old, but looks to me like 30 years old! It stinks of old fags and damp. Black mound up one of the bedroom walls. Toilets both of them smell like urine! Sofa is as thick as three bits of cardboard and looked like a tramps bedding!The floors were filthy so we complained and got told they will send the head cleaner out. He came and swept the floor with a dirty broom and lent it up against the wall again in the lounge, but he did put some bleach on the mould, so complained again and got a bucket and a mop and done it ourselves! The water came out was filthy! So who are they trying to kid he spent an hour cleaning it!? If we got charged for a bronze we might of expected this, but terrible customer service and poor value for money!!!!

We are currently staying here, this is the first time we've stayed here and it will be the last.

The caravan isn't clean and isn't equipped for a family of 10 which is how many people it sleeps.

There are no bedside tables and only one plug socket in the double bedrooms which is nowhere near the bed.

The twin rooms have no plug sockets so I was unable to plug in a night light for my small children.

The children's activities are pretty much non existent, despite what the brochure says.

Our little light in our room does not work so can not read at night unless I have the big light on and when we asked about it we were told they have been waiting over a month for more light bulbs.

There is a lack of plug sockets around the caravan and also nowhere to hang your towels in the bathroom and no hangers in the wardrobe's.

Also no toilet brushes so can not clean the toilet after use.

The park in my opinion is run down and in need of some TLC or they need to down grade their caravan standards.

Don't expect to get your morning paper from the on site shop as they don't sell them, infact they don't many things.

There are so many things wrong with this place that I don't have the energy to keep going.

We paid for a gold plus caravan and certainly didn't get it.

Just had the most appalling meal in my life. This is their idea of a Grated Cheddar Cheese Summer Salad with lettuce, tomatoes, cucumber, onions peppers, coleslaw, hot jacket potato and a choice of dressing. The first picture was there first attempt and the second, their second attempt after we complained. Oh and the Burger we ordered never turned up, another meal we ordered with Sweet potatoes arrived with mash.

Disgusting place !! Takes old people's money and renders them homeless !! You should be very ashamed of how you treat people !! Your happy to take there money to start with then like a thief in the night you rip them off !! Disgusting way to treat good people !!

Booked a family holiday we saved for for a year and as soon as I walked in the caravan I wanted to turn around and go home. I honestly stood and cried! The caravan is about 30+ year old it stunk so bad we was gagging, the fridge smelt so bad I couldn't even open it. There was dirty bedding on the double bed , Cotton buds on the floor dirt everywhere. No way had it been cleaned. The walls were covered in stains paper peeling off the walls in the bedrooms. No lock on the toilet door hardly any cooking equipment and what there was was dirty. The reception sent someone to reclean i don't think they did!! There was fag butts everywhere outside and a bad of dog poo which we pointed out. The cleaner throw it under the other caravan when we wasn't there. The one way system is pointless their staff fly up and down it the wrong way all hours of the day!! Our oven was broken which we reported and someone looked at it and said he ll report it needs replacing at some point...helpful

Went to the restaurant to find a huge list of unavailable food, what we could get was nice I give them that! The whole park is dated and low standards and needs a good clean. The pool closes at 4 and we re in a heatwave!!!

It’s been this way for a year according to a member of staff, yet no one told us. The nearest beach is a 20 minute walk and doesn’t have toilets or arcades. You have to drive to get to anywhere, including the shops, as the park one is the size of a shed and only seems to stock pizza and sweets!



The pool is left uncovered so was full of dead insects and bits of rubbish. There was litter around the pool area that no one bothered to pick up. The ‘heated’ pools are both cold and 2 of the lifeguards spent more time staring at their phones rather than actually watching the swimmers.



We had a noisy family in the caravan behind ours who would argue and physically fight for hours each night. This kept myself and my family awake each night. Had to keep calling the park warden who just told them to be quiet, then they’d start again after he left.



I complained to a member of staff whose exact words were “yeah I agree it’s a disgusting park, no point complaining as no one will do anything as the staff don’t care”



Avoid this park at all costs!

We have booked what was Advertised as a gold and 2.5 years old, but looks to me like 30 years old! It stinks of old fags and damp. Black mound up one of the bedroom walls. Toilets both of them smell like urine! Sofa is as thick as three bits of cardboard and looked like a tramps bedding!The floors were filthy so we complained and got told they will send the head cleaner out. He came and swept the floor with a dirty broom and lent it up against the wall again in the lounge, but he did put some bleach on the mould, so complained again and got a bucket and a mop and done it ourselves! The water came out was filthy! So who are they trying to kid he spent an hour cleaning it!? If we got charged for a bronze we might of expected this, but terrible customer service and poor value for money!!!!

We are currently staying here, this is the first time we've stayed here and it will be the last.

The caravan isn't clean and isn't equipped for a family of 10 which is how many people it sleeps.

There are no bedside tables and only one plug socket in the double bedrooms which is nowhere near the bed.

The twin rooms have no plug sockets so I was unable to plug in a night light for my small children.

The children's activities are pretty much non existent, despite what the brochure says.

Our little light in our room does not work so can not read at night unless I have the big light on and when we asked about it we were told they have been waiting over a month for more light bulbs.

There is a lack of plug sockets around the caravan and also nowhere to hang your towels in the bathroom and no hangers in the wardrobe's.

Also no toilet brushes so can not clean the toilet after use.

The park in my opinion is run down and in need of some TLC or they need to down grade their caravan standards.

Don't expect to get your morning paper from the on site shop as they don't sell them, infact they don't many things.

There are so many things wrong with this place that I don't have the energy to keep going.

We paid for a gold plus caravan and certainly didn't get it.

Just had the most appalling meal in my life. This is their idea of a Grated Cheddar Cheese Summer Salad with lettuce, tomatoes, cucumber, onions peppers, coleslaw, hot jacket potato and a choice of dressing. The first picture was there first attempt and the second, their second attempt after we complained. Oh and the Burger we ordered never turned up, another meal we ordered with Sweet potatoes arrived with mash.

Disgusting place !! Takes old people's money and renders them homeless !! You should be very ashamed of how you treat people !! Your happy to take there money to start with then like a thief in the night you rip them off !! Disgusting way to treat good people !!

Booked a family holiday we saved for for a year and as soon as I walked in the caravan I wanted to turn around and go home. I honestly stood and cried! The caravan is about 30+ year old it stunk so bad we was gagging, the fridge smelt so bad I couldn't even open it. There was dirty bedding on the double bed , Cotton buds on the floor dirt everywhere. No way had it been cleaned. The walls were covered in stains paper peeling off the walls in the bedrooms. No lock on the toilet door hardly any cooking equipment and what there was was dirty. The reception sent someone to reclean i don't think they did!! There was fag butts everywhere outside and a bad of dog poo which we pointed out. The cleaner throw it under the other caravan when we wasn't there. The one way system is pointless their staff fly up and down it the wrong way all hours of the day!! Our oven was broken which we reported and someone looked at it and said he ll report it needs replacing at some point...helpful

Went to the restaurant to find a huge list of unavailable food, what we could get was nice I give them that! The whole park is dated and low standards and needs a good clean. The pool closes at 4 and we re in a heatwave!!!

My husband and I decided to bring two of our grandchildren to Broadland Sands from Monday 23rd July-Friday 27th July. The caravan was spotless (cleaned by Tracey) and comfortably furnished, the site was well looked after with a few activities that the children really enjoyed. After time out at the local attractions it was great to come back to the children’s entertainment which our grandchildren absolutely loved with the talented staff. Ajay, Jack, Courtney, Kirsten, Megan and Emily were great entertainers for both children and adults. Their singing was amazing and the amount of work they put in was incredible.

We opted for a meal package which included a good breakfast to start the day. Our only gripe was that there were no kids pizzas on the day that one of our Grandchildren had been really looking forward to it. We thought that we could possibly use the value of the kids meal voucher and pay the difference to purchase an adult pizza. We were told this was not possible and we had to pay the full adult price and not use the voucher! The meals, whilst not gourmet, were certainly adequate.

I also have to mention Steve behind the bar and the amount of work he appears to do. He was helping with breakfast, serving behind the bar, when the machines in the amusement area stopped working he was called to put them right and he even had to unblock toilets!! The staff were friendly, helpful and amazing all round!! Thank you to every one of them for making our 5 day’s so special!!

Had a great week here! 4 very happy little girls made use of the park & arcade room and had lots of fun with the Krazy Krew. Food was lovely, staff were all very friendly & extremely helpful, everywhere was kept clean & tidy. Can't fault it at all. We've stayed at a few Park Holiday parks, I'd have to say this was the best.

Great holiday park have just spent a week here with my fiancé and we both throughly enjoyed the whole week park stars are amazing so helpful on the Tuesday we went on the Segway and aj and Megan were amazing helping my fiancé who wasn’t very confident on them and then afterwards have spoken to us every day for the rest of our holiday.



Food is of a good quality for evening meals but breakfast was not the best.



But overall a very good week on the caravan park would recommend to others

Fabulous Park, Excellent layout. Accommodation was immaculate, well laid out and spotless (Gold Plus) and so conveniently located! Staff very helpful and friendly. Outdoor pool was great (the weather helped) and refreshing seeing so many life guards about! A few more sun loungers around the pool needed though if this weather continues ! Facilities great. First time I have done a Park Resort break with the kiddies but would definitely do another (to Broadland Sands). Overall, worth every penny!

Came back today, amazing we loved it, the staff were the friendliest we have ever dealt with and we have been on a few holidays to a few parks. The caravan was brilliant..very nice.. i hope the entertainment team see this aj..jack..emily..megan..kirsten and courteney a BIG thanks to you guys you switched over your schedule so we could see grease as we went hone today it was amazing and i really appreciate it so thank you guys x x

The only negative we have is there was not enough choice on the menu for vegetarians but other than that brilliant!!!

Booked a week before travelling and our 2 bed for 6 was a 3bed for 8 - perfect start. lovely and spacious for 3 adults and 2 children (13+) Nice and close to the entertainment complex & pool. Shower door had an issue but maintenance were out very quick and resolved our problems, nothing too much trouble.

Although didn't go for early entertainment sounded good from the caravan. So we went to bingo once but the after entertainment - such perfect hosts - good quizzes and talented staff, amazing singers even if one had the giggles one night and carried on. Then the adult games my daughter and partner guessed the song n got stickered - little did they know they then had to go up n dance (with a twist - wont say what they had to do so as not to spoli it) but partner came joint 1st - cheers Ajay - remember Royal Leamington Spa(Darryn). Site was clean and tidy - pool was a suntrap area - perfect though - nice and clean the slide being a hit with the family. Bar staff friendly £4 appx a pint but each to their own we didn't overspend - food looked good but we never ate on site.. A holiday is what you make it and thanks to Ajay, Jack, Courtney, Kirsten & Emily for keeping us entertained, - will certainly book to come here again -

Just come back from long weekend. Shame no indoor pool although outdoor Pool is heated arcade area is small but sufficient for the kids the kids enjoyed all the weekend and loved the kids entertainment. I think overall staff were friendly and polite the caravan we had was great. I enjoyed was nervous with some comments but some reference bingo noise can understand but this is normal at all parks kids scream shout cry during games of adult bongo no matter where you go. The bar was very well stocked price was ok 3.90/4.10 a pint. Unfortunately never got to use pool as weather not on our side. I would go again 100%

This site is nice and well maintained.Lovely staff at pool, really friendly, fab pub meals (although the speakers linked the hall to the bar so we were bombarded with the kids show at full blast whilst eating in the restaurant, which was weird)

We stayed in a gold van quite a way from reception.

Unfortunately,The residents in our row hAd a vehicle equipped with the Sort of amp/sub more suited to the Albert Hall with a wannabe Pete Tong(minus the skill) running the decks. You could not hear yourselves think and it was constant.

Additionally, there were several taxi loads of extra people being dropped off outside with tubs of homemade cakes etc, In addition to the over booked van.

The warden and another staff member just parked behind our van and sat there watching it all. We did report it by phone.Did not make for a relaxing holiday.

Surely the management have the power to remove the amp or cut the power to the vans if they don't comply?

And no, they didn't bring extra income to the pub or restaurant as these people never left the van nor surrounding area nor turned the music off.

We had a child with us, it's supposed to be family resort we didn't get sleep and couldn't hear ourselves talk nor the telly.

Just got back from there.. it was okay, lovely breakfast, lovely polite bar staff.. got told the entertainers were going round saying hello everyone, never said hello to us, everytime we walk passed no hello, even when we was sat right at the front.. they were all interested in one table only, which I really hate, entertainers meant to go round speak to everyone, and welcome newcomers etc, not stick to one table.. entertainment was good, they all have lovely voices, but I think they need more training on how to interact with new people etc.. disappointing that the pool was not heated! Firstly. Why is this site called Broadland sands? There's no beach here. The van was relatively clean, carpets could have been vacuumed better. The bar/restaurant, was quite dirty, extremely noisy, there was children's entertainment at full blast, at the same time, at the other end of the room, there is piped music, plus, sound from tv's too. How can anyone enjoy their food or have a conversation with this row going on. As for the food, it's ok, but, its just bulked up with mountains of chips. We've stayed at other Park holidays sites on the Sussex coast, which are far better than this one.

Well where do i start! Sun holidays got given a comfort plus but had to accept bronze. Wasn't a problem but caravan stank dirty musky and the oven was rusty sofas awfull.no indoor pool.not alit for the kids to do when i asked for information of whats on i got told to read the board we dont put it on paper which i found very odd! No segways on at weekends so only thing was an outdoor pool and arcades and half the 10 machines in there didnt work which was again dirty! Nite befores rubbish everywhere. Food i had treacle sponge pudding which had a nice black hair in it so went back the lad that dealt with it was lovely and helpful. The older man manger? Lovely guy very friendly.after buying bingo tickets we wasnt to no we wouldn't be able to sit or hear bingo so why take our money? We wasted 22pound we found a table to lean on which wasn't being used and a very rude security guard told us to move when we said there was nowhere else to stand he said he didn't care! Lucky the main on bingo taking claims helped us out and let us stand there abit longer but after that missed it anyway!

There really is nothing to do on this site worst ive ever been too oh and the shop u mean shed you cant even get a paper! Its soooo tiny! Would not recommend this site!

Just came back from a 1 wk trip

Advertise there’s a beech right outside, it’s closed due to cliff erosion, site looks tired and in need of an update.

Security guards of a night in bar area think it’s a night club and are rude as hell, but did see one get put in his place for chatting a mans wife up

Pool closed randomly with no reason, told to get out at 4pm on weekends so owners can swim.

We had a gold caravan, well!!!!!! If that is gold I would hate to see the bronze.

Only plus side was weather was good and had lots of family and friends with us.

I would recommend Hopton up the Rd, went there a couple of times security very polite, site is very tidy with way more to do and there beech is open and very very nice.

Where do I start? As soon as we arrived we used the club toilets. One was full of poo, the other splattered with diarrhoea, and the other had no toilet roll left and had wee on the floor.



The caravan was not the extra wide one we paid for, and was filthy. I had to spend the first hour there cleaning it.

The shower tray pipe was broken so it backed up and flooded the bathroom and hallway. Had to report it 3 times in 24 hours as no one came out despite promises it would be fixed straightaway.



The caravan smelled mouldy and there was a lingering smell of sewage in the van too.



We paid extra for a travel cot that didn’t fit in the tiny main bedroom so had to go in the front room, which meant we couldn’t watch TV or play games etc as it would wake my daughter up, so we had to sit bored in the evenings. The cot had 2 hard pieces of board at the bottom so was very uncomfortable for her and we had to fill it with our bedding instead.

Security guards of a night in bar area think it’s a night club and are rude as hell, but did see one get put in his place for chatting a mans wife up

Pool closed randomly with no reason, told to get out at 4pm on weekends so owners can swim.

We had a gold caravan, well!!!!!! If that is gold I would hate to see the bronze.

Only plus side was weather was good and had lots of family and friends with us.

I would recommend Hopton up the Rd, went there a couple of times security very polite, site is very tidy with way more to do and there beech is open and very very nice.

Where do I start? As soon as we arrived we used the club toilets. One was full of poo, the other splattered with diarrhoea, and the other had no toilet roll left and had wee on the floor.



The caravan was not the extra wide one we paid for, and was filthy. I had to spend the first hour there cleaning it.

The shower tray pipe was broken so it backed up and flooded the bathroom and hallway. Had to report it 3 times in 24 hours as no one came out despite promises it would be fixed straightaway.



The caravan smelled mouldy and there was a lingering smell of sewage in the van too.



We paid extra for a travel cot that didn’t fit in the tiny main bedroom so had to go in the front room, which meant we couldn’t watch TV or play games etc as it would wake my daughter up, so we had to sit bored in the evenings. The cot had 2 hard pieces of board at the bottom so was very uncomfortable for her and we had to fill it with our bedding instead.



The website advertises it as being able to walk from the park to the beach - but you can’t, as they’ve cordoned it off as being dangerous. It’s been this way for a year according to a member of staff, yet no one told us. The nearest beach is a 20 minute walk and doesn’t have toilets or arcades. You have to drive to get to anywhere, including the shops, as the park one is the size of a shed and only seems to stock pizza and sweets!



The pool is left uncovered so was full of dead insects and bits of rubbish. There was litter around the pool area that no one bothered to pick up. The ‘heated’ pools are both cold and 2 of the lifeguards spent more time staring at their phones rather than actually watching the swimmers.



We had a noisy family in the caravan behind ours who would argue and physically fight for hours each night. This kept myself and my family awake each night. Had to keep calling the park warden who just told them to be quiet, then they’d start again after he left.



I complained to a member of staff whose exact words were “yeah I agree it’s a disgusting park, no point complaining as no one will do anything as the staff don’t care”



Avoid this park at all costs!

We have booked what was Advertised as a gold and 2.5 years old, but looks to me like 30 years old! It stinks of old fags and damp. Black mound up one of the bedroom walls. Toilets both of them smell like urine! Sofa is as thick as three bits of cardboard and looked like a tramps bedding!The floors were filthy so we complained and got told they will send the head cleaner out. He came and swept the floor with a dirty broom and lent it up against the wall again in the lounge, but he did put some bleach on the mould, so complained again and got a bucket and a mop and done it ourselves! The water came out was filthy! So who are they trying to kid he spent an hour cleaning it!? If we got charged for a bronze we might of expected this, but terrible customer service and poor value for money!!!!

We are currently staying here, this is the first time we've stayed here and it will be the last.

The caravan isn't clean and isn't equipped for a family of 10 which is how many people it sleeps.

There are no bedside tables and only one plug socket in the double bedrooms which is nowhere near the bed.

The twin rooms have no plug sockets so I was unable to plug in a night light for my small children.

The children's activities are pretty much non existent, despite what the brochure says.

Our little light in our room does not work so can not read at night unless I have the big light on and when we asked about it we were told they have been waiting over a month for more light bulbs.

There is a lack of plug sockets around the caravan and also nowhere to hang your towels in the bathroom and no hangers in the wardrobe's.

Also no toilet brushes so can not clean the toilet after use.

The park in my opinion is run down and in need of some TLC or they need to down grade their caravan standards.

Don't expect to get your morning paper from the on site shop as they don't sell them, infact they don't many things.

There are so many things wrong with this place that I don't have the energy to keep going.

We paid for a gold plus caravan and certainly didn't get it.

Reception staff leave a lot to be desired!!!

Just had the most appalling meal in my life. This is their idea of a Grated Cheddar Cheese Summer Salad with lettuce, tomatoes, cucumber, onions peppers, coleslaw, hot jacket potato and a choice of dressing. The first picture was there first attempt and the second, their second attempt after we complained. Oh and the Burger we ordered never turned up, another meal we ordered with Sweet potatoes arrived with mash.

Disgusting place !! Takes old people's money and renders them homeless !! You should be very ashamed of how you treat people !! Your happy to take there money to start with then like a thief in the night you rip them off !! Disgusting way to treat good people !!

Booked a family holiday we saved for for a year and as soon as I walked in the caravan I wanted to turn around and go home. I honestly stood and cried! The caravan is about 30+ year old it stunk so bad we was gagging, the fridge smelt so bad I couldn't even open it. There was dirty bedding on the double bed , Cotton buds on the floor dirt everywhere. No way had it been cleaned. The walls were covered in stains paper peeling off the walls in the bedrooms. No lock on the toilet door hardly any cooking equipment and what there was was dirty. The reception sent someone to reclean i don't think they did!! There was fag butts everywhere outside and a bad of dog poo which we pointed out. The cleaner throw it under the other caravan when we wasn't there. The one way system is pointless their staff fly up and down it the wrong way all hours of the day!! Our oven was broken which we reported and someone looked at it and said he ll report it needs replacing at some point...helpful

Went to the restaurant to find a huge list of unavailable food, what we could get was nice I give them that! The whole park is dated and low standards and needs a good clean. The pool closes at 4 and we re in a heatwave!!!
