liked everything about it, from the lovely clean rooms to the amazing help yourself breakfast very laid back friendly people, bed really comfortable. This would be the first place I recommend in this area xx

Wonderful place to stay! It's exactly like being given the keys to the home of good friends and told to enjoy yourself while they are away! Owners Susie and Steve live off-site, but provide every conceivable necessity (and several luxuries!) for their guests in this lovely self-service b&b. From any-time-of-the-day-or-night breakfast items in the fridge, the fresh fruit, the wealth of kitchen paraphernalia, the washing machine and dishwasher - all in the impeccable airy kitchen-diner - the comfortable, relaxing conservatory, to the toilet luxuries in the en-suite bathroom, and the lovely individually-designed rooms: absolutely everything has been carefully thought-out to ensure that guests enjoy a luxurious stay! Very highly recommended!!

What a great find! This is very different to normal hotels but i love the concept! It's a cross between hotel and a B and B but it works v well and the rooms are very nicely decorated!! I will be recommending it!

What a clever concept of B & B! Loved it! Felt like a home from home. Spotlessly clean, super comfortable bed and fabulous room (the Studio). Thank you very much Stephen and Susie!

Totally different from any B&B we've stayed in before a great room and the kitchen facility was excellent a first class breakfast buffet we will be staying here again.

This is lovely clean and comfortable accommodation. The garden and outdoor seating is great this time of year. Very well presented with free Wi-Fi and TV. Kitchen and dining room well laid out with microwave oven for chicken ding meals and a proper cooker for those who wish to. Great price for such clean and comfortable accommodation. This is my second stay here and I would definitely recommend it.

This is a great place and a really good concept. As well as that, the owners and staff were very friendly and welcoming. I would definitely recommend it.

Nice little place, felt very homely, close to Ipswich centre and easy to locate on Norwich road. Nice touch regarding the kitchen/breakfast facilities I much preferred this self service provision. Rooms are nicely set out, clean etc, shower is a we bit snug ladies shave your legs before you arrive as there is no room to move in the shower. I visited bank holiday weekend and my room was boiling so a fan might have been good as opening the windows on such a busy road wasn't an option. I would definitely recommend and stay here again

Lovely rooms very clean , very helpful and accomodating during booking and stay friendly welcome , use of kitchen is an added bonus would recommend to anyone needing to stay in the area

Just stayed the one night clean nice on suite but loverly place would recommend it breakfast was help yourself i had ham and eggs on toast which cooked me self if you cant cook an egg theres plenty of cereal etc

I stayed here overnight at the weekend. One of the cleanest places I have ever stayed at. Lovely room., the kitchen and eating area are very spacious and comfortable. The help yourself breakfast is brilliant. I would stay here again. Thank you.

Had lovely stay be it for only for 1 night, the room was very homely and everything you needed was at hand, the bed was comfortable making for a good nights sleep. We loved the relaxed feeling and great idea of the kitchen for you to use, the continental breakfast idea was a tad strange as you helped yourself. Very nice secluded garden with table and chairs,and a conservatory to chill out in. Met the owner who made you feel at home. Only thing which wasn’t a real issue was the grout on the bathroom floor had come away making the floor loose in places, apart from that a real nice B&B

Great way to run a quality b&b. You get a door code to let yourself in then it's like your own home, modern spacious tastefully decorated I will definitely stay here and drive further to get here than a crummy travel lodge! Beautiful place for a reasonable fee

Fantastic find this Guest House that's been decorated to an exceptionally high standard, includes free WiFi and tv. Patrons are encouraged to treat the house as a home from home and make use of the kitchen facilities. Was called on Sunday to be given some information prior to my stay. The guest house is immaculate throughout and some of the bigger chains could learn a few lessons from Innocence rooms.

Brilliant. Convenient, comfortable, friendly, everything clean and very well-thought out accommodation. Lovely to be able to make a drink or snack at any time of your choosing. Kitchen/diner, sun room and lovely little garden area. Decor very good. Healthy buffet breakfast with loads of choice. Would be our first choice if visiting Ipswich again.
