Wrong house, right location was the issue for our clients when they saw a detached property for sale in a desirable conservation area near London’s Kew Gardens. 3S Architects and Designers proposed multiple extensions to remedy the property’s numerous issues. The project has massively changed the house as there’s now so much light throughout the property, even though there are no windows on the flank walls, There’s also an instant connection with the garden when you walk in; you can see through the staircase and take in the whole arrangement of the layout and garden in one view. Thanks to this extensive redesign, it’s now clearly a case of right house, right location.

A German hospitality operator commissioned us with developing a new concept for their new facility, a restaurant in the heart of Kensington ,sited in the grade II listed embassy building of the “Goethe institute” with a large terrace developing imperial gardens. While the basement will accommodate restroom, office and storage facilities, the ground floor will house the main restaurant and bar area. The opening is scheduled for early may 2018.

We created an elegant light-filled countryside family home. The house is facing a long driveway and front garden, presents a classic layout with separate kitchen, dining and living room with French doors opening on to an impressive garden lining the rear of the property. By adding a calm full width single storey extension to the back of the building, we created an open plan floor space which connects cooking and dining areas with a sizeable rear lounge.

By taking on this project in the heart of wimbledon village, we inherited a planning approval for a volume of an extension and a new basement under the existing 1930s property. We redesigned the whole layout of the building to create an all glass rear extension and basement underneath, whilst a central bridge leads over the large light shaft along the basement extension into the garden. By moving the kitchen and dining to the rear, a separate study has been created past the c...entral staircase. The new basement houses the boiler room, utility, gym, wine cellar, extra bedroom with ensuite and a large entertainment room to the rear, with natural light flooding from the side lightshafts and the rear lightwell. Upstairs the bedrooms all gained ensuites and wardrobe space, with two additional bedrooms and bathrooms created in the loft. The extension, with its sleek and crisp design creates a welcome contrast to the existing, partially rendered brick building of townscape merit. The colours and materials chosen create a suitable backdrop for the furniture of the owner.
