I had a great experience with Abode, from the moment I started looking at rental properties, right through to the day I moved out. The properties that Abode showed me matched the criteria I had set out, including budget, and I was really pleased with the flat I eventually chose. The process of securing the flat was straightforward, and Abode was transparent about all the costs that needed covering, guiding me through all the paperwork that needed completing. Moving day went smoothly, and I found the property in an excellent and very clean condition. During my tenancy, I found Abode was very attentive, meaning I never felt 'abandoned'. And when any problems arose (there weren't many, and they were relatively minor, such as a leaky shower screen), Abode was swift and efficient in dealing with it, often resolving issues within a matter of days. When it came to moving out, Abode sent me clear instructions on what needed to be completed, and when I accidentally overpaid on my final rent, they were quick to return the money. After I left the property, Abode was very quick to return my deposit to me in full, which I really appreciated, especially as I have found agents to be much slower in the process of returning a deposit. Their property managers are helpful, professional and friendly, and I would high recommend using them to any one looking to rent or buy in the Bristol area.

Had fantastic experience renting a flat for 6 of us, final year students. I was the one taking the first pair of keys and doing inventory. After my compulsive inventory check and quite a lengthy email of queries, I returned to the house in September with everything sorted to the finest detail. No follow-ups, no chasing-up! That's a first in my experience renting and thus should be highlighted. Abode was responsive throughout the year and we had no issues with communication. What's also important - other agencies tend to be rather patronizing towards students, but with Abode none of this was present.

Found the service excellent, very friendly, honest and efficient, inspired confidence and best of all we now have a great tenant.

We had a flat in our basement and since it is in our house we wanted to make sure we got somebody we could feel at ease with. It's the 1st time we've used an agent but absolutely nothing to worry about, both we and the tenant feel they were open and honest about what was on offer. Abode provided excellent service throughout my tenancy in a 6 bedroom house. This was my second time using Abode after an already positive experience renting from them during my penultimate year of study.



They have been quick to respond to our queries and communicated extremely well with us. When it came time for the flat to be viewed they maintained good communication as to when these would take place. During the property check up I was impressed by their personable attitude towards us, and we appreciated their honest approach.



I was the last one in the property and arranging and conducting the check out was hassle free, appreciating their flexibility in setting up a suitable date, and the good service of the check out agent on the day.



This is the best agency I have used for student lettings, no nasty surprises, and I have appreciated the personable and honest approach.

With the reviews like these. I’m not sure why students are still renting from them. I can’t quite explain how bad the years been. Also heard a lot of bad things too. - they were even in the Bristol post for awful services.

Students of Bristol. Don’t make the mistake many many others have done and go with Abode. There’s plenty of other houses that aren’t managed by Abode.



Our house was an absolute state yet we were still charged full amounts even tho the house was a wreck. The company have you under the thumb. They’ll even charge you 7.50 for them to send you, via email, an invoice if you want to dispute a deposit deduction. Yes that’s how bad this is.

STUDENTS PLS STAY AWAY FOR YOUR OWN SAKE!!

Why’s there soooooo many 1* reviews. Is this not telling you something? Change the way you treat students. Not treating them as shit.



They arent considerate to students especially. They’re seen as money cows (In plenty of newspapers, UWE cut the Rent, Bristol post for the state of houses being moved into from Abode. Then at the end of the tennancy, you’ll be charged full amount. They’re soooo dumb they don’t understand Depreciation. If you damage something ie Sofa, or carpets, you’ll be charged full amount for them regardless of their age. Ridiculous!

Can’t stress enough. Stay away from this Estate Agents. They’re the most inconsiderate agency ever. Prepared to have all your deposits deducted for the most pathetic things.

They were also in the papers this year because of the state of houses people are moving into.
