Breaking News: the Regulation of Property Agents Working Party has proposed today that Government should establish a new regulator, accountable to the Secretary of State for Housing to oversee all those carrying out property agency work. And that body should publish an annual report on what they have done to increase standards using published KPI's. Further, that body would have responsibility for the approval of property agent redress and client money protection schemes. All... of which does not concern an agency like Belvoir who already operate to high standards and are members of professional bodies like SafeAgent and the Property Ombudsman.
Good news for members of the public who have not always been able to trust agents in the past. We took over a property last year that had been rented through a rogue agent, had been used for illegal activities and when the tenants were finally evicted, the agent was nowhere to be seen with the landlord's deposit.

Always treat HMRC with respect: Last summer HMRC sent tens of thousands of letters to investors it suspected of avoiding or underpaying tax, as part of its Let Property Campaign. Many of those targeted were landlords with just one or two properties to let. They were offered a 30 day window to contact HMRC and then 3 months to repay owed tax. Those who voluntarily disclosed underpaid or unpaid tax would receive “generally favourable terms” under the 'Let Property Campaign' dating back to 2013, However, those who failed to play ball with HMRC faced investigation, higher penalties & possible criminal prosecution.
More than 16,000 landlords came clean about their underpaid tax in 18/19, compared to 6,600 the previous year.
