Universal Credit is failing !!!

A system that has been set up to help people back into work, is forcing vulnerable tenants on the bread line to fall into arrears & be evicted from their homes.
...
To be specific, we have found out this week that one of our tenants has received over £2000 in Universal Credit over the past month – and has paid none of this towards her rent.
This tenant is extremely vulnerable & has severe mental health issues, we used to receive direct payments of housing benefit from the council for this purpose, as it was proved that she could not manager her finances.

Now since the switch to Universal Credit she has fallen into arrears & it has taken over 2 months for us to be awarded direct payments.
There is no common sense being used by the DWP, they are putting hundreds of thousands of pounds into tenants bank accounts across the country, many of whom have NEVER had to pay their own rent due to their vulnerabilities.
This is forcing arrears & evictions up, leaving landlords out of pocket and tenants without a home.

It can often take up to 5 weeks for a Universal Credit claim to go into payment, meaning the tenant has NO money for over a month, they can apply for an advance, however this is taken out of their allowance over 12 months, placing vulnerable people further into debt.

Government bureaucrats have no clue what they have started – this mess will get worse as more people are moved over to Universal Credit.
They need to listen to & take advice from landlords & agents who are on the front line of this catastrophe, not change peoples lives with the swish of a pen.

I would like to talk about a property we took over the management of earlier this year in Moston.
Our office manager Amy Gaspar was approached by a landlord who’s property was in a serious state of disrepair & a tenant with arrears of £2400.
... It transpired that the landlord had been let down by prior managing agents who had failed to recover the rent or inform the landlord of the condition of the property.
The landlord was served with an Improvement Notice by the council & had not received any rent for 5 months.
The tenant was affected by the benefit cap, meaning she could not pay the full rent out of her housing benefit claim.
Amy visited the property & found a very worn home with multiple repairs which had not been completed.
The landlord was informed of exactly what needed to be done and agreed to go ahead.
Within a few weeks Amy had managed to secure a payment of £1862 from Manchester City Council & the tenant set up a monthly standing order to balance the account.
The arrears are now clear & the tenant has managed to apply for Discretionary Housing Payment (DHP) to assist in the payment of the rent.
The repairs have been completed & we now have a happy tenant & happy landlord who are working together to ensure the rent is paid & any repairs are carried out.
Although some blame can be apportioned to the tenant due to the arrears, it is also a property managers job to nip these issues in the bud early & ensure the landlord is kept abreast of everything to do with their property.
