In this blog post we have put together some useful ways in which you can be a great tenant that your landlord will love – and who knows what they will do in the hope of keeping ...you as a tenant for longer!
Read That Lease Before you sign your tenancy lease, make sure you read it from cover to cover. This means you will be able to catch potential problems before they happen and if you have any special circumstances then you can tell your landlord in advance which removes the risk of confrontation at a later date. On signing your lease make sure you keep a copy for yourself so you always know what is expected of you.
Never Break That Lease Breaking the lease means things like not paying the rent on time or subletting your property without gaining permission from the landlord, breaking your lease can also be things like painting bedrooms glaring colours without permission or landscaping the garden. These are things that the landlord can evict you for, but is unlikely to. However, the better you stick to the lease the better your relationship will be with your landlord. You may even find that your landlord is willing to pay towards the improvements you want to make to the house so it’s best to check with them first.
Pay Rent On Time Nothing will make your landlord happier than if you pay your rent on time or a few days early. However, your landlord is human too and knows that nobody is immune from financial hardship so if you think you may have to pay rent late one month then give your landlord as much notice as possible. If you are a good payer and you’re upfront about an upcoming financial issue then your landlord will appreciate your honesty.
Treat It Like Your Own If you take good care of your home then you will get your deposit back when you move out. However, having a clean and well-looked after property when your landlord comes round for house checks will put you in a favourable light meaning you will become trusted and this will equal more negotiation power when renewal time comes round.
