Chester Property Investing Networking event for Investors and Landlords.

We are part of the PIN group which was established by Simon Zutshi in 2003 and now has many events in major cities throughout the UK.

PIN Property Investors Network is the longest established networking event for property investors in the UK. Simon started PIN as he saw that there was nowhere for investors to meet and help each other to invest in property.

PIN events provide a supportive environment for experienced and novice investors alike to meet. Everyone attending is made to feel welcome with a relaxed and friendly atmosphere.

We have some fantastic speakers that share what they are doing in the property world and this information is always highly valuable.

Within the PIN network we help each other to become more successful. Its a safe environment to learn and meet like minded people.

International investors often ask us what the difference is between Chester and Wrexham when purchasing a property. We usually tell them around £78,467 because that's the difference in the average house price! Opportunities are to be had in both of these areas and demand for rental property still remains very strong regardless of what you pay for your property!

So, which city currently offers BTL Investors the best returns in the UK at the moment? Well, according to http://totallymoney.com it is Sheffield following research across more than 2,600 postcodes! From 1 October 2018, local housing authorities must impose conditions as to the minimum room size which may be occupied as sleeping accommodation in a HMO.
The minimum sleeping room sizes to be imposed are:
 6.51 m 2 for one person over 10 years of age...  10.22 m 2 for two persons over 10 years of age  4.64 m 2 for one child under the age of 10 years

Universal Credit replaces six existing benefits (Income-based Jobseeker’s Allowance; Income-related Employment and Support Allowance; Income Support; Child Tax Credit; Working Tax Credit; Housing Benefit or Local Housing Allowance). The new system is based on a single monthly payment (rather than every two weeks) paid in arrears directly to a bank account. Payments include all eligible housing costs meaning that claimants will be responsible for paying their rent themselves.
Has UC been introduced in your area, what is the impact so far?

You only have a few weeks left to comment on Government proposals to introduce a minimum three-year tenancy. Don't forget there would be an opportunity for the landlord and tenant to leave the agreement after the initial six months if dissatisfied. Did you know that the labour party are promoting ‘Healthy Home Zones’ to target areas where housing quality is low, with new landlord licensing powers and penalties? If labour win power, a new £50 million Housing and Health Inequalities Fund and a much clearer healthy homes standard will be high on Jeremy Corbin's to do list. How healthy are your homes?

The gap is closing because the English Housing Survey has revealed that 72% of private tenants were satisfied with the way their landlord carries out maintenance and repairs, compared with 66% of social housing tenants. As landlords, sometimes we wait for tenants to let us know there is a problem so today's challenge is to contact your tenants and find out what needs doing around their home today to make them happy. You may be surprised, most of the time it's the little things that count.

Hmmm, interesting to note that the RICS have reported a drop in the number of rental properties coming to the market as the government squeeze on landlords with new policies on taxes and stamp duty has simply forced some to exit the market. So, a reduction in stock can only mean rent rises which are predicted to go up by 15% over the next five years. Nobody said it was going to be easy for landlords or tenants!
