Energy Performance Certificate

Getting an Energy Performance survey on your property will help you identify ways to save money on fuel bills and possibly increase the value of the property.
EPCs are similar to the multi-coloured stickers you would see on a new appliance.
EPCs tell you how energy efficient a building is and give it a rating from:
A (very efficient) to G (inefficient).

The person, or potential person, using the building will be able to see how efficient the property is and how it could be improved with energy saving measures.
The EPC will highlight how to get a better rating and save money by recommending measures to help you do this, from switching to low energy lighting to getting External Wall Insulation.
Your EPC Assessor will also tell you about potential ways to boost the property’s efficiency even more with further measures such as Solar Panels for Thermal Heating or Solar PV System for your electricity.
The calculations of an EPC are based on standardised figures valid at the time of the survey. For example; current fuel costs and the average efficiency of types of property. These variables are already based on an average forecast of the next few years.
Once produced, EPCs are valid for ten years


Why get an EPC?
Aside from the obvious benefits of having a professional tell you about how to make your property more efficient and cost effective, your Domestic Energy Assessor will be able to tell you how to go about getting these measures implemented. He will explain how much it will cost, what you may be entitled to get for free, and how the whole process works.
EPCs are the Governments way of complying current with energy legislations.
All domestic and commercial buildings in the UK available to buy or rent must have an EPC.
From 28th January 2013 EPCs are required whenever a property is:
• Built
• Sold
• Rented
If you’re selling or renting out a domestic property or commercial building, you must get an approved Domestic
Energy Assessor to produce an EPC for that property.
The EPC needs to be available to potential buyers as soon as you start to market your property for sale or rent.

If you already own your home, the process of getting an EPC produced can help you identify ways to improve the energy efficiency of your home. As EPCs are valid for ten years, you will then have an accurate EPC ready if you decide to sell or rent within this period (unless you improve your home with any of the recommended measures, in which case you may wish to get a fresh EPC done to include those improvements).
