The modern dream of owning your own property may not be as far away as you think.
If you feel financially secure and have your heart set on purchasing your first home, then it will help if you understand as much as possible about the first time buyer mortgages available to you.
Where To Start
... Firstly review your credit file through one of the credit reporting agencies such as Experian or Equifax. Start to address any problems and build up your credit score. First time buyers often only have a small deposit which means they need to borrow a larger percentage of the properties purchase price. The greater the percentage that needs to be borrowed, the stricter a lender will be with the application.
Identify the kind of property you are interested in and the market value. On our website, we have a simple mortgage calculator tool that helps predict what your monthly repayments may be. To use the calculator tool, you’ll need to plan how long you’d want the mortgage for and what deposit you can pay upfront. You can use the calculator tool to experiment with different options.
Financial Planning
Before you even start viewing properties, it’s important to get a detailed grasp of your personal finances. Mortgage lenders focus on how much they can lend you based on affordability. Simply put, lenders want to see how much spare income you have once all your bills and expenses are paid each month. If you already pay rent and household bills this is a good starting point. You need to know about all your finances in detail. What are your outgoings and income? What debts do you already have?
What Deposits Are Required?
The minimum deposit for a first time buyer mortgages is 5% of the amount you need to borrow. The larger the deposit, the better the interest rate on your mortgage. As a guide, you have a better choice of mortgages if you have saved 20% of the property value for a deposit. Don’t worry if you haven’t been able to reach this value. The team at Elementary can still help you find an affordable mortgage deal.

Property for sale: Buyers reveal most important factor when choosing which home to buy
Buyers will be looking to get the best value for their money when it comes to choosing their new home. A study conducted by landscaping manufacturer Marshalls has shared the two most important factors when moving home. What are they?
According to the new study, when buyers go on the hunt for a new house, outdoor space for both leisure and practical practices is number one for UK house hunte...rs, followed by parking space.
The research asked 1,000 people for the most important features they look for when deciding on a new property, with gardens and off street parking coming out top of the list.
More than half of the participants, 54 per cent to be precise, said a private garden would always be on their must-have list.
Meanwhile, 24 per cent opted for off street parking as the most important factor.
The research also found that location was the most important factor for only 18 per cent, with the size of the property mattering for just four per cent of the respondents.
“The results of this research show that people really value good quality outdoor space at home and that it’s a strong deciding factor when house hunting,” said Chris Harrop, director of sustainability and marketing at Marshalls.
“As the study shows, an investment in your garden or drive not only benefits your lifestyle, but it also adds value to your home if you decide to move on. Creating and maintaining a garden can give you years of fun and relaxation with the family but it’s also good to know that it will encourage buyers when you come to sell.”

The ultimate guide to a Passive House
Passive Houses (known as Passivhaus in most of mainland Europe) are homes designed to combine ultra-low energy consumption with consistently good air quality.
They are built to a rigorous voluntary standard, with superinsulation, low-volume heat recovery ventilation systems and tightly controlled rates of air infiltration, which combine to make sure the building’s carbon footprint is as small as possible.
... By achieving Passivhaus standards, a building can manage without conventional heating systems, although most Passivhaus structures do have some kind of minimal heating system to boost temperature levels.
