Is Serviced Accommodation more hassle than its worth?

** CLIENT SUCCESS STORY**
I was approached by a client at a networking event with the below proposal.
Property was purchased at auction (cash buy). End terrace that was converted into two flats on one title (Multi Unit Block). The property was in poor condition when purchased and in a very commercialised area with industrial/commercial units next door and behind the property.
... He had already approached one broker who proceeded a mortgage application on the property in its poor condition. This incurred costs to the client and as expected came back with a decline and Nil Value.
This halted the whole process and he thought he would be left with this property and all the available equity tied up in it. This was until he approached us.
We reviewed the completed valuation and saw the mention of subsidence. Raithby's Building Services were brought in to fix that! (pictures below)
We also then realised that the commercial units and surrounding area needed a lender who understood the commercial value of this property and the rental income it was providing. A number of lenders were approached with this property to ensure we worked through from the lowest rates (but declined) to the slightly higher rates.
This week the valuation came in with a £10k+ profit on the original purchase price and allowed him to pull out funds to progress on the next project.
P.S the rate was low 4%......
