Absolutely disgusting treatment of myself and my housemate. Staff are incredibly rude and not understanding - they and the landlord refused to replace broken items in the inventory, and were incredibly rude to me on the phone. They failed to note down issues with the property THREE TIMES even spoken to. Definitely avoid.

Unfortunately I would not recommend Executive Lets for a hassle free experience whilst renting a property.
Almost all of the staff were lovely, very friendly and seemed to be genuine individuals. When moving in the property they we incredibly helpful, going above and beyond to help us move in.
Numerous issues arose whilst in the property: during our viewings we were informed that there we no noise complaints with regards to the flat above, however a distinct lack of insulation permitted a relentless banging of footsteps, music and even the sound of defecation to flow throughout our flat. After speaking to the neighbours upstairs, they informed us that this lack of insulation was also an issue for previous tenants, whom at one point snapped and tried to kick their door down, leading to police involvement. I believe it unlikely that previous tenants would not have raised such an issue with the letting agents. Upon vocalising my upset, the only resolution offered was for me to move out of the property, remaining liable for the rent until a new tenant was found. As myself and my partner could not afford this, we were simply left to endure a horrendous 6 months.
Another major concern for individuals is the return of deposits; If you do chose to rent with Executive Lets I would strongly recommend photographing EVERYTHING and scrutinising the inventory that you receive at the beginning of your tenancy. Despite correcting our inventory which claimed that the property had been cleaned to a high standard, which it had not; when moving out we were informed that deductions were to be made for cleaning purposes (dust on skirting board). Myself and my parents had cleaned the property to a much higher standard than which I had received it. Furthermore, It was suggested that we were responsible for a small chip in the porcelain toilet bowl and water damage to the laminate flooring by the back door. As I had taken photos of the obvious damage to the laminate flooring at the beginning of my tenancy, I was able to dispute this. However, as I had not noticed the tiny chip in the toilet bowl during the busy few days spent moving in, I did not record this on my inventory; subsequently leaving me potentially liable for the cost of a whole new toilet bowl!
As soon as I received notice that deductions were likely to be imposed, I spent several hours compiling my evidence and structuring a letter to dispute this, responding within hours.
1 week later I received an email from executive lets informing me that they would contact the landlord with my response and I would hear from them soon.
3 weeks passed without a response, so I telephoned the office. I was informed that they were unable to make contact with the landlord. The lady on the phone kindly, yet naively informed me of the date that the landlord had been emailed, it was approximately 3 weeks after I had sent my original email disputing the suggestion of deductions! Clearly the return of our £625 deposit was of no great priority for Executive lets; why did it take 3 weeks for my email to be forwarded to the landlord?! Again I was informed that another attempt would be made to contact the landlord, a week later I received a full refund.

There is a lot more that I could write, however this is already turning in to an essay.
Case and point, its really not worth the hassle and stress. I would avoid Executive Lets at all costs.
The people that work there are lovely and friendly, but like most places, I think they must be stretched so thin that they are unable to keep on top of the work load. Institutional practices appear to be put in place to extort money from vulnerable tenants, based upon technicalities that are almost impossible to dispute.

Currently going through the letting process with this Agency. So far I've had great support and honesty throughout. Professional all round.

Absolutely disgraceful conduct by several members of this company.
I wasn't informed about an inspection (after only 3 months) and was in the shower when one of the inspectors arrived. Rather than knock, he unlocked the door and walked right in. When he realised I was in the shower he left quickly, apologising as he left.
I was heavily pregnant at the time and it made me feel awful.
When I called to complain I was called a liar. I explained I had no reason to make it up and asked to speak to the inspector himself. When he came on the line he was extremely sheepish but maintained that he hadn't walked in. I told him that I heard him unlock the door and walk right into the flat (the bathroom is adjacent to the front door and I heard everything).
The lady came back on the line, raised her voice and argued with me until I had to hang up as I was too upset to continue the conversation.
They will also hold onto your deposit for as long as they can and will almost certainly take money for your flat not being clean enough even when you've hired professional cleaners! They also laughingly accused us of painting a part of a wall? Thoroughly ridiculous.
Avoid at all costs. One star is too good for this firm.

they have been wonderful with us and our property. this is the second property we have rented from them and all issues have been dealt either efficiently and in a kind manner. they have been friendly and helpful. we had an issue with a leak in our kitchen and they dealt with it promptly and the contractor was brilliant.

Became fed up of viewing properties advertised by this agency and refused to see any more. Each property I saw was completely unlike the photos online, there was a big emphasis on good lighting and angles when taking the photos, when in reality it did not show the property as it were. Good lighting and old photos hid damp walls and crumbling plaster, only for me to see this when I went to view the property. This was topped off by an estate agent telling me the cat urine I could smell in the last house was simply because "it was a bit musty and windows needed opening", when clearly it was urine soaked into the carpet from a previous tenant who had a car. At least resolve issues before allowing viewings.

AVOID AT ALL COSTS!!! They are taking £200 off our deposit for cleaning work even though we cleaned/polished everything for hours making sure it was immaculate before we left. They are also charging our deposit for stained curtains even thought they were already like it when we moved in and we even got told by their maintenance guy (Jeff) at the start of the tenancy that they were trying to get money from the previous tenants' deposit for them and we also informed them several times throughout the tenancy that the windows were leaking and that was the reason for the stained curtains. They then sent round three separate window companies to measure up the windows and quote (we had to take days off work to be there) and then didn't get the windows fixed at all. They then decided, once we handed in our notice, to replace the kitchen because it was so old and falling apart (barely usable) so, without telling us or giving us any warning whatsoever, they sent a builder round to measure up. The cleaning work they are charging our deposit for was carried out after the building work was done and they have only deducted £30 from the £200 invoice when they flat was immaculate when we left it! The flat was so grimy when we moved in, we repainted the whole flat for them and deep cleaned the whole place when we moved in! Also, every time they informed us there would be an inspection (which is supposed to be every 3 months) we made sure it was spotless, they kept raising points which were on the original inventory and being quite nasty about it until I proved with photos it was already there. They also kept saying they couldn't gain access and then rebooking for 2 weeks time, so I took a new set of keys to their office and they still kept saying the same thing and rebooking for 2 weeks time so essentially we were having to get the flat ready for an inspection every 2 weeks even thought there was no reason they 'couldn't gain access'!!! There have been so many things along the way as well and their attitude is completely unacceptable at every level! I've never been so angry in my life!!

Avoid as much as possible. Rented a property for a year and a half. Countless faults with property never to be fixed including damp and mould. We went 2 months without a washing machine because they can't communicate with each over. Left the property 2 months ago still waiting on my deposit. Really hard to get hold of regarding this issue they have not even pushed it to DPS yet. Absolutely useless. Never again

After a long and drawn out move after deciding to sell up and rent somewhere nice. Executive lets showed us some lovely properties. Once we had seen the one we decided on it was a long process mainly due to our buyers wanting more and more and delaying the sale. But once done and after a bit of worry that even though we had to move out on the date stated we were not sure we would be able to move in due to delays. Executive Lets did everything they could to make sure we got in on the day which involved a lot of emails to and fro. But after all they got it sorted and the day ended wel and we are very happy. Thank you to all the team.
