At First inventories we pride ourselves on our reliable and professional service. We provide inventory makes, check-in / check-out reports and Interim inspections.

We guarantee to issue professionally compiled reports including colour photos within 48 hours of our visit to a property. We use experienced and knowledgeable clerks who are fully covered with professional indemnity and public liability insurance and our reliable clerks are available 7 days a week including early mornings and late evenings.

The Tenancy Deposit Protection Scheme which came into effect on the 6 April 2007 requires that all deposits for Assured Shorthold Tenancies be registered with a government-approved scheme. This new legislation is designed to protect tenants. Landlords are now required to 'prove their case' if they wish to deduct from tenant's deposits.

An unbiased and independent report is vital as the condition and contents of the property at the end of a tenancy can be checked against the original check in and inventory report.

If there is a dispute on how the deposit should be divided the scheme will hold the deposit until the dispute resolution service or courts decide what is fair. All documents will be reviewed so a properly compiled and detailed inventory and check out document will provide a valuable tool in reaching a judgment.
