Employ surveyors to undertake due diligence, and then add an overhead to their fee (between 10% and 20% ). Employ property managers to operate the building on a day-to-day basis, and then add and overhead to their fee (between 10% and 20% ). F. J Investing do not charge you any management fee's or additional profit and overhead fee's on services. We use in-group technical due diligence and property managers at market rates without any additional P + O placed onto their fee's, we do not charge a management fee for your money either. In short, F. J Investing do not need to employ third party technical experts, as we already are the technical experts and we know the market extensively. With regards to the company set up, the arrangement is that the majority of sums invested are used to acquire property, meaning the cash is secured against a physical asset. Furthermore it is the company policy to reinvest profits into more properties, further increasing company assets and providing further security for your capital.
