The type of soil your property is built on can give an indication to how susceptible your property may be to subsidence.
In summer, those properties built on clay soils may experience subsidence, caused by seasonal movement.
Clay soils can hold a high proportion of water due to the capillary attraction of the tiny spaces between the numerous clay particles.
During the Winter months, when the weather is cold and wet, the soil swells. This is in contrast to the summer months, when the dry weather causes the soil to shrink.
It is this seasonal shrinking and swelling of the soil that causes movement and damage to buildings.
