Here's a good example from the Tenancy Deposit Scheme of a deposit dispute that wasn't clear cut. A Landlord was claiming £100 for a broken light fitting, which the tenant disputed. What happened next?
What happend next?

A Landlord will lose a deposit dispute if he cannot provide proof that there has been a detrimental change in the state of the property since the beginning of the tenancy. A detailed Inventory report at check-in is required.
