We've been with Live-In for a few months now and absolutely love them! The staff is especially friendly and helpful.

LIG are one of the market leaders in property protection and provide a great way for Londoners to live at affordable rates.

I’ve been with Guardians for around three months now but I know people using them for a few years already. And it’s not often that I bother wasting my time to write any kind of review unless it was exceptionally good or equally bad. And I’m pleased to say that on this occasion it’s exceptionally good. I'm genuinely very impressed. The contract is very clear, the process smooth and I’ve found everyone at the company a true pleasure to work with. They’ve all been kind, considerate and understanding, even when I accidentally forgot to pay my rent which to be fair should have been an eviction offence. My housemates (12 of them) are all awesome, some have been here over two years and to my knowledge never an issue. Certainly not in my time. And the space on offer for the money is extraordinary. I doubt very much that I’ll ever waste my money on standard London rent-for-pigeon-holes again. Nice work guys.

I have lived in a building from LIG for 1.5 years and I am really pleased with how they manage and maintain the building and appliances. They also react quickly to questions.

I have been around with them for more than a year. LIG and the team come out to be very helpful, supportive, co operative specially Ann, Tanya, Oscar.

I have been a guardian for over 6 months and so far my experience has been very positive. The staff are friendly and down to earth, quick to reply to any queries and very helpful. The maintenance staff fix reported issues within maximum a couple of days. In terms of rates, they are way below the private market landlord rent, at least where I am, and it's very central.

Guardianship will appeal more to those who enjoy living in non-standard, loft/ warehouse like spaces that require a dose of creative invention and some DIY work to make more liveable. The reward is a great degree of freedom and adventure which I value more than living in a buy-to-let beige interiors. Anyone complaining about Live-In staff seems to be detached from reality. I have been in contact with all the people mentioned by name and strongly disagree with the posters below. Everyone can read the license agreement before signing and walk away if the terms aren't acceptable. Anyone with a bit of courage, give guardianship a go!

Staff are really friendly and helpful, they sort things out quickly. Affordable rooms in amazing central London locations, could not have afforded it otherwise! Great option for those who can be flexible in where they live and with how long for.

They are the worst guardian ship scheme in London. they will not give you enough notice to move out, they give me three days from my first place and they next place we moved into, they said we would be there approximately a year. I was only there for a month, not only that, the space I had was huge and col as there was no heating and they could not be bothered to fix it, so my experience with them was not poor, it was worse than that. Do not apply to them, they are rude, not helpful and they are robbers.

Not even used them. But the prices quoted in an email are absolutely absurd. It’s easier to stay on the private rental market with assured rental periods.

This overpricing makes the whole thing in principle stink. These guys are collecting money for doing a very basic and undemanding/unskilled job. Everyone knows that, but the unspoken contract is that people get SIGNIFICANTLY cheaper places to live (than on the private rental market), look after the property and turn a blind eye to the incompetence of the moronic goombas that are employed by such companies. Once you take away those savings you break the agreement.

My advice to anyone reading this is try another guardian scheme with cheaper prices and/or just look for private landlords elsewhere.

Live in Guardians will steal your deposit, allow people to run and blow up a meth lab in their room, and when that person threatens a young lady with violence, Live in Guardians will throw out the girl.

Ann Maynard is desperately in need of a heart & soul and as much human decency and compassion as anyone can spare her, what a nasty piece of work, preying on the poor and unfortunate, stealing from them just so she can benefit from her power trip.

They also enjoy illegal fining all the occupants in their buildings with rules not in the license agreement, and if you point it out then they threaten to terminate your contract.

What a blight on humanity.

This company ought to be shut down.
