The sun is shining on second-steppers as sky high demand for first homes makes it just a little easier to jump from the first to the second rung of the housing ladder. Five years ago Lloyds Banking Group began tracking the difficulties of going from a first home – usually a one or two-bedroom flat – to a second property such as a semi-detached or a detached house. For much of this time it says the gap was too wide and many buyers were trapped in their first homes. This year ...it expects a record number of owners to get moving. ‘Challenges remain for second-steppers, but a steady rise in property values this year should make it easier for many to get into a bigger home,’ says Andy Hulme, the bank’s mortgage director. Here are the main reasons to be cheerful – and the key challenges hopeful movers will face. THE GOOD NEWS The average first-time buyer gets ready to move up the ladder six years after buying their first property. So many of those with itchy feet today will have bought in 2009 when property prices were at recent lows. This means they should be sitting on plenty of equity today. They should also find it relatively easy to find a buyer for their existing property as first-time buyers are back in the market with a vengeance – numbers have just hit a seven-year high – along with property investors who think typical ‘starter homes’ make the best buy-to-lets. The high demand means second-steppers can save money by avoiding expensive estate agents and trying to sell direct using an online agent. Second-steppers are also benefiting from changes to the stamp duty regime that will reduce their bill when they buy a more expensive property.

The HMRC figures cover properties sold for more than £40,000 across the UK. Some 1.7 million homes were sold in 2006, at the height of the property boom. This fell to 848,000 in 2009, but rose to 1.2 million last year. In recent months sales have fallen back to below 100,000 a month. Recent reports from the mortgage market - a precursor to sales - have suggested that there is likely to be a modest increase in activity later in the year. Gross mortgage lending rose by 2% in Ma...y compared with April to £16.2bn, according to the Council of Mortgage Lenders (CML). Property commentator Henry Pryor said he saw evidence of pent-up demand. "Buyers have been sitting on their hands. Prices peaked in the first half of last year and, while asking prices have picked up in recent months, sale prices will continue to come under pressure," he said.

Property sales data has provided more evidence that the UK housing market is moving more slowly than a year ago. A total of 98,540 homes were sold in May, seasonally-adjusted figures from HM Revenue and Customs (HMRC) show, down 3% on a year earlier. The first nine months of 2014 saw property being sold at the fastest rate since before the financial crisis.
