Quick update on the latest project - an assisted sale of a bungalow a mile from my home, as well as a new build bungalow (all part of the same project).
For those unaware of what assisted sales are, essentially it's flipping a property without buying it - I agree an initial price with the vendor, I carry out the refurb (and in this case the new build as well) all at my expense, then once the properties are sold I'll get my costs back and anything remaining above the agreed pr...ice is then split 50/50 between myself and the vendor.
This particular deal should see us earn between £50k and £80k profit, and more importantly should get the vendor a price more than it was on the market for in the first instance (it was on the market for nearly a year and could not sell, so achieving a price that couldn't be achieved through a normal sale is creating a great win win situation for the vendor as well as us).
Contract has been signed and work on discharging the pre-commencement planning conditions has begun, with the view of aiming to start construction in late January 2019.

Some updates to the 14-bed HMO in London. The show room is pretty much complete with en-suite and hidden kitchenette.
Rear wall has been removed on ground floor to allow for a 4m extension into the garden to provide 2 more rooms.
This project should be finished by December 17 and ready for tenants to move in in January 18. Single rooms (such as the show room) should rent for a minimum of £1400 per month with the double rooms in the region of £1600 per month.
... Depending on the cash flow once tenanted and the consensus of shareholders, the exit strategy is currently being kept variable - either refinance to withdraw all investor funds and hold for 3-5 years to allow for capital growth and a decent cash flow, or to simply sell the property as a going concern.
GDV on this is going to range from a minimum of £4.6m to £5.2m + depending on the total rental incomes achieved.

Well, it's taken a full 12 months, but today we have FINALLY exchanged on this little beauty, a 3-bed semi in Berkhamsted, Hertfordshire. The reason for the delay was that this was a particularly difficult probate with several large and completely unpredictable events that introduced big chunks of delays (however as we hadn't exchanged yet we incurred no costs during this delay).
The original plan was to develop this into a luxury 4-bed house, however thanks to the price we ...agreed 12 months ago (£425k) and the current value (£600k), our primary strategy is to sell on to another developer within a month as it currently is and take the profit (while deferring the stamp duty onto the new buyer). The backup strategy is to develop as planned which should then sell between £800k and £850k and require approximately £130k of development finance.
After fees with our current plan to sell on, this project should produce £137k of profit if we can sell on at the valuations given to us by local agents. If we develop the profit will be greater, but will take another 9 months to realise.
