A client came to see us today who currently lets out his previous residential home under a consent to let, as he now resides in his new residential property and has done for the last 12 months with his partner.
The let property is currently mortgaged on a consent to jet basis and the lender is charging a variable rate of 3.99% meaning his repayment over existing term of 34 years is £404 per month and the lender will not honour a new rate due to the property being let!
We revi...ewed the options and advised to remortgage the property as an official consumer buy to let mortgage.
We secured a 2 year fixed at 2.69%, reduced the term to 26 years on repayment, reducing by 8 years! The new mortgage repayments are £401!!!🎉🎉
The client is over the moon as his plan is to pay down the mortgage ASAP with a view to this property funding his retirement in later life😁😁😁😁

Clients came in to see us yesterday and were worried that their loans/credit cards would hinder their chances of obtaining a mortgage to purchase their first home together.
We discussed and reviewed affordability in depth across a broad section of the market with various lenders and even looked towards a restructure of their debts which enabled them to obtain a mortgage agreement in principle via ourselves against a new build.
We even checked help to buy was affordable on the... newly structured proposal... which it’s was 👍

Can not begin to say how great the service I received from this company was. The speed and efficiency in which things got done was above and beyond, the adviser who i used nick was kind, curtious and answered everything I had to ask . This was my first time of purchasing a house and everything was explained down to the detail. Would not use anybody else for this service.

Can not begin to say how great the service I received from this company was. The speed and efficiency in which things got done was above and beyond, the adviser who i used nick was kind, curtious and answered everything I had to ask . This was my first time of purchasing a house and everything was explained down to the detail. Would not use anybody else for this service.
