As part of the response to the COVID-19 pandemic, lenders are actively introducing their schemes of support in relation to payment holidays to support homeowners through this difficult time.
We would advise primarily you should do everything possible to pay your mortgage; if you can afford to pay, you should. In the event that the current situation puts pressure on a client’s affordability, our current understanding is the vast majority of lenders will treat each case on its ...own merits and you should be proactive about contacting them as early as possible before difficulty arises. It is also imperative you seek clarity on whether your credit score will be impacted by any payment holiday arrangement.
Like most things at the moment, it is a work in progress and updates are being issued on a regular basis regarding criteria, eligibility and requirements.
It is worth noting that some lenders have confirmed payment holidays will not be granted to clients in arrears.
Please also note that at this point in time, there remains uncertainty regarding scenarios where a client has a current rate expiry – some lenders will not allow a Product Transfer to be processed if the client is on a Mortgage Holiday. Therefore it is probably best practice to complete a Product Transfer first then apply for a Holiday afterwards.
Our advice would be to contact the relevant lender direct for full confirmation. Or please contact us for further advise or help completing a product transfer if your rate has expired / due to expire.
A few lenders are also temporarily withdrawing some new business applications, so again please contact us if you need any mortgage advice or assistance.

The Bank of England has slashed the base rate from 0.75 per cent to 0.25 per cent in an emergency response to the outbreak of the coronavirus.
Earlier this week stock markets plummeted amid fears of the economic impact of the global outbreak.
