We've just had our 2nd stay at Rosebank Sands Guest House, this time in the new side and I would give it 11 out of 10, such a warm welcome from Michelle and Mike and the service is 2nd to none, nothing is any trouble for them. I would highly recommend staying here.

We stayed here for 3 nights for a family reunion, we usually stay at a Hotel, but wow what an experience, Michelle and her team make you very welcome, nothing is an issue, we would thoroughly recommend and we will be using this place instead of hotels in future.

We stayed for one night but the room was amazing. Clean towels and shits,very comfortable bed, enough space for our stuff and really cozy. The owner was really helpful and very friendly. We would definitely stay here again....

We love staying here. This is my third year staying at Rosebank as my husband does the Great North Run. I wouldn't want to stay anywhere else. All staff are very friendly and accommodating to our needs. The rooms are beautifully decorated and spacious and has that homely feeling too. Thankyou for a fantastic weekend stay and hope to see you again next year.

Usually stay in travel lodges but never again this was our first experience of a B and B it was absolutely beautiful,clean, modern and friendly staff would definitely recommend this place.

This guest house was a real find. Welcome was excellent and Jennifer (our host) was pleasant and very helpful. The room was clean, fresh, modern and functional. Breakfast was from 8am, but when we said we needed it early, Jennifer immediately said yes and next morning, 7am, full English, freshly cooked - Excellent. This guest house is true value for money and so far from the stereo typical pokey run down guest houses you hear about, you need to experience it

Stayed at this wonderful bed and breakfast on Saturday and it's fantastic modern warm and better than some hotels I've stayed in with a very friendly atmosphere and excellent service that was above and beyond the call of duty

The B & B was spotlesslessly clean with lovely decor and had a wonderful welcoming vibe. Our room was well put together with a comfortable bed and fabulous shower, again very clean...the extra touches were very nice too. We looked out onto the main road to the pretty lights in the trees.



Breakfast was cooked to order and nothing was too much trouble. Large variety of breakfast options and we left feeling rested and satisfied.



We would definitely recommend staying here and will come back when we visit our friends again :-)

My family stayed here and loved everything about it. The rooms and food were excellent. Michelle was extremely welcoming and very helpful. They were so pleased with it all and will definitely be coming back.

Mike and Michelle are excellent hosts. We felt very much at home with a lovely welcome (even if we had to suffer the Foo Fighters for 10 minutes before we had a room allocation ) we will definitely be visiting again and recommend this lovely family run B & B for anyone requiring a homely stay in South Shields.

Lovely guesthouse,with beautiful decor and comfort. Home from home. Host was very informative and her cooking was great with a very varied breakfast.

It was a gem to find on the famous Ocean Road totally lined with restaurants. Will stay again. Thanks Michelle.

Lovely & spotlessly clean, a very warm & friendly welcome. Had stayed down the road previously & always been fab but this one was extra special. Breakfast was fab too & would definitely go back without hesitation, wished we could have stayed longer. Look forward to returning soon � x x x

Hotel is very nice. Extremely clean. Owners are very friendly and couldn't do enough, even got us plates very late at night for our Indians. Would definitely stay there again.

An outstanding guest house!! Allowed to check in when we arrived with our luggage looked after and then taken to our room as we went to the beach at lunchtime. The young lady that welcomed us was both professional and hugely personable... From that moment on the stay made you feel as if you "were at home". The price is magnificent and the quality of the products, decor, food has clearly been given a lot of thought. The location is perfect as you can walk to everywhere from here and parking is really not a problem as after 6pm it is free but during the day there are plenty of streets in which to park.The breakfast is huge! But it is cooked from fresh as many hotels will use pre-formed eggs or microwave back/ sausages but Rosebank doesn't. We left with absolutely no complaints...bid off by the manageress.
