I have just seen a client who is a first time buyer who was on a relatively low income so was looking at shared ownership.
The client didn't particularly want to buy with the help of shared ownership but thought that this was the only option and was extremely limited to the type of house he could buy.
... JOINT BORROWER SOLE PROPRIETOR is where you can use the income of your parents for affordability only. You are the sole owner of the property and this has the added benefit of avoiding second home stamp duty for parents.

We did it!
A client came to us after being turned down by both their bank and another mortgage brokers recommended to them by family.
The client is in a CURRENT debt management plan and was told it needed to be discharged and repaid before any lenders would consider.
... This is not the case, we were able to find a specialist lender who is more than happy to look at it.
A short while later we submitted it to the lender as the case had a lot of positive merits and the result is.....ACCEPT!
No matter the situation, if you or a friend or family have given up hope due to credit problems there is solution!

One of the most rewarding parts of this job is, without doubt, helping first-time buyers.

Well its been a busy first few days back helping clients with their mortgage and protection needs. So far this week we have:-

A client got in contact with me after looking for a local mortgage broker. He had just been to see his bank who the mortgage was with as he wanted to move home and had found a house.
They told him he had failed their credit score and offered no appeal process. As a result, he then thought he would have to pay an early repayment charge of £5700.
NOT the case! I approached the lender and appealed the decision as there was little merit to decline it, presenting why they should l...end.
Twenty-four hours later...mortgage approved!! He can move house with almost an extra £6000 in his pocket!
By spending time with clients, I explore all the options, not just jumping to the easiest option.
