If you ever have to rent a house probably the biggest mistake is to go to them. Despite the fact that me and my wife earning more than 65 k together they still told us that we aren't qualified to get a house that previously told us to not worry about anything...they had checked the blood out of us and they have called our bosses at least 5o times ....in the end the land lady told them that she want us as tenants otherwise they would let us out on the street. The worst company ever and by the way they had changed their name to PORTICO now so be really careful !! I wouldn't rate it even a star . We had reference from all previous landlords and other letting companies plus lots of others. Even if they will let me a house for free I wouldn't go to them

Do not rent a flat through Spencers under any circumstances!! I made the mistake of renting through them last year and the level of 'service' my girlfriend and I received was absolutely appalling. As well as charging upwards of £500 as an 'administration fee' (for printing out a contract) they told us a complete and utter pack of lies about the landlord, took no interest in the upkeep of the flat during the tenancy and then tried to steal our deposit from us at the end of our contract by contacting the landlord behind our back and claiming we had left the flat in an unacceptable condition (even though we gave the place a deep clean from top to bottom and left it immaculate). They will act like they are your best friend to your face when they want your money but don't believe it for a minute, they're exactly the thieving, money grabbing, two-faced types who give letting agents such a bad name.

I'm surprised this firm has such high ratings they tried to hoodwink my daughter and her fiance out of a deposits while at the same time refusing to show them the tenancy until they moved in. While I'm not sure this is illegal it is certainly sharp practice, you hand over your money and then find yourself stuck when the rent on the agreement is higher than expect or the terms are onerous.

WARNING: I highly recommend NOT using Spencers - this truly despicable estate agent.

They promised me a contract for a rental property in Walthamstow and then withdrew it at 3:30pm the DAY BEFORE we were due to move in even though they took my holding deposit from me all to quickly four weeks earlier. They then strung me along for two months saying that I would eventually get the property, which never happened. This effectively led me to being homeless until late January 2013 - staying with friends and relatives.

One of the most distressing and awful times of my life is directly related to their shoddy business ethics, lack of common human decency and downright rudeness.

I am 27 - an interior designer and property developer and often deal with estate agents in my day to day work and find them to be a mixed bag - generally unqualified and arrogant people with a few nice individuals occasionally. I think its amazing that there aren't rules and regulations to prevent companies like this giving their industry such a bad reputation and harming consumers on their way.

Through my frequent contact with the industry and knowledge of how they operate, I can unreservedly say that the men working at Spencers are the most arrogant, lying and downright rude people I've ever, ever had the misfortune to deal with and I urge any people reading this to think extremely carefully before trusting them with your money or time.

Truly, this is the worst kind of business you could imagine dealing with and certainly that I've had the misfortune to have had hanging over me for months. The rating stating "poor - fair" would without doubt read "Terrible" if it were an option.
