We are in lodge 38 at the moment and absolutely love it. The lodge and hot tub are amazing and they have provided everything we could possibly need for the weekend including tea,coffee,sugar, milk, shampoo, conditioner, wine and chocolates. The only problem is we don’t want to leave.

Such a lovely place. Our lodge lovely and clean ..kitchen very well equipped. Single beds a wee bit lumpy but we put a duvet under the sheet. Hot tub was just great. Will definitely be back again �

My partner and I stayed in the woodland executive view lodge Friday - Monday. We are both in our early 20s and we absolutely loved the lodge and location it is situated in. The most relaxing and enjoyable holiday I have ever had! Would recommend to couples / family of all ages! Ps. Tywcross zoo was amazing

Lovely relaxing weekend. Lodge was beautiful and Hot tob Lush. Staff are really friendly and think of everything for your arrival. Would highly recommend it to anyone. Thank you Swainswood for a memorable weekend for my Husbands Birthday. See you again soon. x

Lovely quite site. The lodge was nice and big and clean. Ours had 2 bedrooms and 1 with a ensuite.

The hot tub was nice.



The fountains are stunning.



Highly recommended the spa, the staff are lovely and explain the products too you as well.

Just returned home from a 4 night stay in the couples lodge, what an amazing place, when we arrived the lodge was very clean the fire was switched on to glo and the telly playing so when we first walked in it felt very cosy and homely,lots of things in ready for our stay, milk, tea , coffee, sugar, toilet roll, shower gel, kitchen roll, washing up liquid,dishwasher tablets, washing mashine tablets, not forgetting the bottle of wine and chocolates. The hot tub was lovely and ready for us to use.

The lodges are so well equipted with everything you need lots of lovely fresh towels it was fully heated and was lovely and warm our only downside was we did find the bed uncomfortable ,but it didnt spoil our break we find the information booklet usefull giving lots of good information on where to go for a dayout , near by restaurants and takeaways and local super markets.

We had a lovely day at twycross zoo and also spent an afternoon in Ashby we can highly recommend swainswood lodges and we will certainly be coming back there for another relaxing break.

Just had an amazing 4 days at swainswood cannot find any faults whatsoever the lodge was immaculate and had lots of little touches to make you feel right at home, hot tub all set up ready to use on our arrival even on the second night when there was a little fault with the hot tub mantinence were straight out and sorted straight away. Would most definitely recommend this place for a relaxing stay we will definitely be back again.

Just come back from a lovely break mon-fri with our little family absolutely stunning lodge with everything you need even a utility room to get your washing and drying done enough tea/coffee sugar and milk to get you going and a little shampoo and shower gel as well as towels really homely and brilliant hot tub thank you swainswood for a lovely break we will be back xx

Having booked a relaxing 4day break away with our 2 friends we were blown away how nice and secluded swainswood resort and spa is .. on arrival there is a factory and units opposite which to be fair you don't hear .. once booked in the lodge we stayed in was superb .. very clean and plenty of space with everything you could want for a nice few days away .. even the hottub was very private and plenty big enough for the 4 of us and was used quite often .. out and about there was plenty to see and do and within distance .. would highly recommend and would return again for a relaxing few days .. the staff are very helpful and always on hand if there's anything you need.

Had a wonderful 7days at swainswood park warm welcome from staff. Only one issue when we arrived with our lodge which was dealt with swiftly and very professionally. Would highly recommend this place to familys and couples who love a relaxed holiday or short break.

We booked an executive lodge on the hoseasons website and paid the extra for it only to be given a standard lodge which feels small with 4 of us in it.. the hot tub only fits 2 in comfortably .. not a good experience ... when I pointed out to the lady on reception I was told that the lodge was an "old excecutive" lodge. When I pointed out that it didn't match the pictures on the website.. I was to you contact hoseasons as that's what they had booked us in to....the lodge itself was ok.. but not what we paid for. After speaking to the lady again we got moved to a better lodge and it's awesome

Just checked out from our lovely ‘couples log cabin’ and we really loved it here. The staff were so welcoming and friendly and the site manager was happy to help us with a few things that we didn’t know how to do ourselves. On arrival we walked into our cabin with the heating on, television on with music and some wine and chocolates which was really welcoming and also the hot tub was fully prepared to use and didn’t have to wait for the temperature to rise as it had already been done ready for us. Me and my fiancé will be returning here in the future as it’s a lovely place to stay for a quiet and private getaway. The only thing for us that we kept experiencing was that the electricity kept tripping so we had to keep turning it back on by the switch and the beds wasn’t the comfiest to sleep in but those things are minor which we didn’t mind. Overall we were really happy with our stay and will be returning!!! Thankyou to all the staff for making our stay amazing and for all your support when needed�

Its a nice place, myself and a few friends had a girls wk end last November loved it and decided to go again, just got bk mon 26th. Lots of pro's & con's this time round. Beds like sleeping nails, no broom/brush & pan, hoover blew out more dust than picked up, floors filthy, hot tub tiny in comparison to last time considering this one was supposed to be for 5!! No shower over the bath like before so only one for 5 ladies to share very annoying, but great living space very well equipped for a short stay although could do with a few more spare cutlery and plates not just 5 so obviously dishwasher no use as needed to wash after each use otherwise had nothing to eat off. Saying all that we will definitely go back

Had a lovely 4 night stay. We arrived late at night and they had contacted me to say our cabin details and we could pop by the following day to check in. Cabin was lovely and clean. The bed and bedding was lovely (made me realise how rubbish mine is). The hot tub was nice and hot for our first night which was fab as it did say in the welcome pack that it might not be up to temperature for the first day. We had a leak in the kitchen when it rained so we reported it to reception, they said it would be sorted but it carried on leaking. It didnt affect our stay tho. The park was lovely and quiet which was fab as we just fancied a few days to chill and relax. We had a text from the spa lady but sadly she only had space for one of us to have a treatment, this was really disappointing as we had planned to have a few treatments throughout our stay. I had done my research of the area and all the reviews online so i knew what to expect. The staff were very friendly and we always saw staff walking around and keeping the site clean and tidy.



We are looking at returning in january for a few days. I highly recommend cabin number 29, we had a look around the site and all the other cabins looked nice too. I've been recommending this park to friends as I think it's great value for money.

We booked the lodge for a cheeky girls weekend away. Upon arrival we were told that they had upgraded us as there was a maintenance issue in our original lodge, which wasn’t an issue to us 😊

We woke up Saturday morning to no heating or hot water... we called the site team at 9am and they came and assessed the boiler to then be told there was a fault and they needed to call a plumber, we had to huddle round the living room fire which wasn’t the best heat source but compared to the rest of the lodge the fire was the best place to be as the rest of the place was freezing cold as you can imagine being November. The plumber finally came around lunchtime and sorted the issue and we finally had heat!!

The single beds weren’t hard and lumpy and uncomfortable. The sofa & chairs were uncomfortable and could feel the spring etc, they were VERY worn out.

But asides from them issues, the rest of the lodge was immaculate, basic supplies were there when we arrived, and everything you needed was there too.

Was a nice park, was tidy & welcoming.

We had a lovely chillled weekend in the end ☺️

Lovely staff lovely place but for the second and last time of complaining BEDS need NEW mattresses. 5hour drive yet again floor with sofa cushions was better than beds Found new place to stay next year🙁

Just returned from a 4 night stay in lodge 25. Very disappointed with the standard of accommodation.

Negatives - rusty radiators, peeling laminate on units, leaking shower, mould in bedrooms, dusty radiators, dusty extractor fan in kitchen, thin mattresses, no cover to extractor hood in kitchen (fat deposits dripping on to hob), gap in front door, tumble dryer and one gas burner didn’t work, various lights not working, hot tub light didn’t work and uncomfortable sofas. Lodge backed onto busy road so very noisy during day and night, also hot tub was on back too and it had to keep running during night to keep temp constant.

Positives - clean bedding and towels, heating turned on for arrival, complimentary toiletries pack, some kitchen essentials such as tea, coffee, milk, dishwasher tablets. Broken blind replaced, extra shelf provided for fridge and scissors and veg peeler supplied.

Kim on site was helpful on first day to sort issues, it wasn’t until later during stay that I became more aware of the standards and text site and emailed photos.



Since my return I have received acknowledgment of the poor standards experienced and they have offered 10% off a return visit. I would have felt more satisfied with an apology and a good will gesture DURING my stay. There was plenty of opportunities, even on the last evening of our stay or the morning of our check out.

I chose this place for me and my husband as a mini moon as we just got married last week, and for a swanky place like this, it hasn’t been what we expected. The front room tv has an annoying buzz with every channel, the tv screen has a constant message pop up asking if we want to search channels, the hot tub hasn’t worked the entire time we’ve been here, I’ve had to make too many calls to call and complain about it, the bedroom tv doesn’t even have a remote and one of the toilets has a dodgy seat which moves when you sit on it � we’ve asked them again on numerous occasions if we can have a broom to sweep the patio area, I just get told they will have a maintenance guy pop round with a leaf blower...... nope!

Beds are comfy, shower is decent, sofas are really low to sit on, kitchen is nice.

We booked an executive lodge on the hoseasons website and paid the extra for it only to be given a standard lodge which feels small with 4 of us in it.. the hot tub only fits 2 in comfortably .. not a good experience ... when I pointed out to the lady on reception I was told that the lodge was an "old excecutive" lodge. When I pointed out that it didn't match the pictures on the website.. I was to you contact hoseasons as that's what they had booked us in to....the lodge itself was ok.. but not what we paid for. After speaking to the lady again we got moved to a better lodge and it's awesome

Just checked out from our lovely ‘couples log cabin’ and we really loved it here. The staff were so welcoming and friendly and the site manager was happy to help us with a few things that we didn’t know how to do ourselves. On arrival we walked into our cabin with the heating on, television on with music and some wine and chocolates which was really welcoming and also the hot tub was fully prepared to use and didn’t have to wait for the temperature to rise as it had already been done ready for us. Me and my fiancé will be returning here in the future as it’s a lovely place to stay for a quiet and private getaway. The only thing for us that we kept experiencing was that the electricity kept tripping so we had to keep turning it back on by the switch and the beds wasn’t the comfiest to sleep in but those things are minor which we didn’t mind. Overall we were really happy with our stay and will be returning!!! Thankyou to all the staff for making our stay amazing and for all your support when needed�

Its a nice place, myself and a few friends had a girls wk end last November loved it and decided to go again, just got bk mon 26th. Lots of pro's & con's this time round. Beds like sleeping nails, no broom/brush & pan, hoover blew out more dust than picked up, floors filthy, hot tub tiny in comparison to last time considering this one was supposed to be for 5!! No shower over the bath like before so only one for 5 ladies to share very annoying, but great living space very well equipped for a short stay although could do with a few more spare cutlery and plates not just 5 so obviously dishwasher no use as needed to wash after each use otherwise had nothing to eat off. Saying all that we will definitely go back

Had a lovely 4 night stay. We arrived late at night and they had contacted me to say our cabin details and we could pop by the following day to check in. Cabin was lovely and clean. The bed and bedding was lovely (made me realise how rubbish mine is). The hot tub was nice and hot for our first night which was fab as it did say in the welcome pack that it might not be up to temperature for the first day. We had a leak in the kitchen when it rained so we reported it to reception, they said it would be sorted but it carried on leaking. It didnt affect our stay tho. The park was lovely and quiet which was fab as we just fancied a few days to chill and relax. We had a text from the spa lady but sadly she only had space for one of us to have a treatment, this was really disappointing as we had planned to have a few treatments throughout our stay. I had done my research of the area and all the reviews online so i knew what to expect. The staff were very friendly and we always saw staff walking around and keeping the site clean and tidy.



We are looking at returning in january for a few days. I highly recommend cabin number 29, we had a look around the site and all the other cabins looked nice too. I've been recommending this park to friends as I think it's great value for money.

We booked the lodge for a cheeky girls weekend away. Upon arrival we were told that they had upgraded us as there was a maintenance issue in our original lodge, which wasn’t an issue to us 😊

We woke up Saturday morning to no heating or hot water... we called the site team at 9am and they came and assessed the boiler to then be told there was a fault and they needed to call a plumber, we had to huddle round the living room fire which wasn’t the best heat source but compared to the rest of the lodge the fire was the best place to be as the rest of the place was freezing cold as you can imagine being November. The plumber finally came around lunchtime and sorted the issue and we finally had heat!!

The single beds weren’t hard and lumpy and uncomfortable. The sofa & chairs were uncomfortable and could feel the spring etc, they were VERY worn out.

But asides from them issues, the rest of the lodge was immaculate, basic supplies were there when we arrived, and everything you needed was there too.

Was a nice park, was tidy & welcoming.

We had a lovely chillled weekend in the end ☺️

Lovely staff lovely place but for the second and last time of complaining BEDS need NEW mattresses. 5hour drive yet again floor with sofa cushions was better than beds Found new place to stay next year🙁

Just returned from a 4 night stay in lodge 25. Very disappointed with the standard of accommodation.

Negatives - rusty radiators, peeling laminate on units, leaking shower, mould in bedrooms, dusty radiators, dusty extractor fan in kitchen, thin mattresses, no cover to extractor hood in kitchen (fat deposits dripping on to hob), gap in front door, tumble dryer and one gas burner didn’t work, various lights not working, hot tub light didn’t work and uncomfortable sofas. Lodge backed onto busy road so very noisy during day and night, also hot tub was on back too and it had to keep running during night to keep temp constant.

Positives - clean bedding and towels, heating turned on for arrival, complimentary toiletries pack, some kitchen essentials such as tea, coffee, milk, dishwasher tablets. Broken blind replaced, extra shelf provided for fridge and scissors and veg peeler supplied.

Kim on site was helpful on first day to sort issues, it wasn’t until later during stay that I became more aware of the standards and text site and emailed photos.



Since my return I have received acknowledgment of the poor standards experienced and they have offered 10% off a return visit. I would have felt more satisfied with an apology and a good will gesture DURING my stay. There was plenty of opportunities, even on the last evening of our stay or the morning of our check out.

I chose this place for me and my husband as a mini moon as we just got married last week, and for a swanky place like this, it hasn’t been what we expected. The front room tv has an annoying buzz with every channel, the tv screen has a constant message pop up asking if we want to search channels, the hot tub hasn’t worked the entire time we’ve been here, I’ve had to make too many calls to call and complain about it, the bedroom tv doesn’t even have a remote and one of the toilets has a dodgy seat which moves when you sit on it � we’ve asked them again on numerous occasions if we can have a broom to sweep the patio area, I just get told they will have a maintenance guy pop round with a leaf blower...... nope!

Beds are comfy, shower is decent, sofas are really low to sit on, kitchen is nice.

Poor customer service.



The only one that seemed to actually do anything at the site was the maintenance man.



Very disappointed with this place after offering so much promise. Even left early as didn’t want to spend another night there.



Not one apology from Swainswood either. Says a lot about the place.
