About Tenant Referencing

Tenant Referencing UK offers the most complete tenant referencing service in the UK.

Tenant Referencing Description

Tenant referencing UK has got to be the UK best kept secret, but do people actually know why? Here’s just a few reasons to pick us over the competition such as Legal for Landlords and Homelet etc. . . .

We have the most comprehensive serviced reference on the market, and for one of the cheapest prices! We charge only £30 for a FULL serviced reference unique to us, as we are the only company to offer Tenant History reports via data sharing. This is to protect the landlord from bad tenants that have been uploaded but also to give good tenants good homes which is free when you take out rent guarantee insurance.

You can also add on TR Immigration Document Verification for only £5. (Cheap considering you can be fined up to £3000 for accepting fake or illegal documents) So that’s a FULL serviced reference plus the security of TR Immigration Document Verification for a total of only £40.

Legal for Landlords; charge £35 for a full tenant reference and charge £45 for a full fast-track tenant reference.
Homelet charge £45 plus VAT for their “thorough” reference.
A ‘full’ profile with Total Tenant Referencing is £28.
So Legal for Landlords charge an extra £10 just for your reference to be processed straight away? Why should you pay extra just to get your reference potentially quicker, when we are fast and efficient on completing all references and just the other day had a reference completed in less than 3 hours from start to finish. Helping landlords with better, faster referencing to reduce voids – fill your property fast for increased income. (This is of course subject to answered inquires).

Landlords know that there will always be a risk when taking a new tenant, even when credit and reference checks come back good there is no guarantee the references are genuine and they haven’t left another property on bad terms with rent arrears and property damage. With our tenant histories you can check if the tenant has been uploaded to our database for reasons such as these.

Ultimately we want to work together with landlords and letting agents to create a network of tenant histories to help protect your investments from bad tenants and help you make sound judgements when taking a new tenant.

Tenant Referencing UK are the only national referencing company that is transparent in its actions; We upload all files and documents from your reference to your serviced reference archive on your dashboard. So you can see everything we see, where-as other companies just tell you whether the tenant has either pass or failed. Also we are thorough in checking tenants and guarantors on their affordability and whether they are eligible for RGI to help towards protecting you from bad tenants.
We offer free support at any time throughout your referencing and are always happy to help.

Have you found councils chasing you for unpaid tax... While the tenants were Still there? Do you have any advice?

John Stewart of the Residential Landlords Association said: “Rics has warned that with demand outstripping the supply of rental properties, rents could increase in 2019 by an average of 2%. Certainly we are seeing shrinking investment in the sector because of the extra taxes being levied on landlords.
