Twentyseven 27 Architecture Description

TwentySeven can provide all details from sketch designs to complete detailed drawings and construction notes for a range of projects. These projects include Extensions, Loft Conversions, Listed Building and New Build projects with traditional materials to bespoke design.

With vast experience in Local Planning policies across East Anglia to London Boroughs, to award winning competition entries, any project is welcomed for discussion.

A lot of projects designed, built & almost finished! So to start, this standard bungalow transforms a small ordinary kitchen into a open kitchen/dining/living space with a bespoke finish! Great clients with great ideas always helps too!

Health & Safety gone mad.....well, its dramatically changed that's for sure! Just to let you all know, regardless of who you are using for your 'Grand designs', home extensions or whatever, from April 6th 2015, 'ALL' projects both commercial and domestic are now subject to new CDM 2015 (health & safety) regulations!! Basically, this means more responsibility for the client....ie. 'YOU'! But.....you can transfer these responsibilities on smaller domestic projects to the design...er and/or building contractor...but remember this must be in writing before any agreement with your builder! "Old meets new" with some final finishes to this project Atelier 27 has been involved with since the Summer. This traditional lodge style building set within beautiful countryside surrounds needed to be upgraded for the client. This included a new floor level for the kitchen, new front porch with balcony above, a separate stair & internal lift whilst also subtlety introducing new windows at ground, first floor/s and roof level. The result gives a traditionally constructed building, with all the period features externally yet insulated, open & naturally lit internally. More photos on final completion.......

"I could Murder a pint..." Some before & after images of an Atelier 27 refurbishment/alterations recently completed project. This City centre pub in Norwich called, 'The Murderers' ~ which is a historic nickname dating back over a century, has a fantastic & unique original layout. However the pub's upper bar area was restricted by a brick pillar (supporting the lantern above) leaving the small upper bar both isolated & redundant. This unused upper bar top/area was removed completely, as was the brick column which has gone & so too has the unused fireplace adjacent. Now the space has been completely opened up to allow a more spacious upper bar area to sit, drink & enjoy!

Gutted..!! Works in progress for major alterations to this delightful Lodge based in Newmarket! Keeping the majority of the existing outer building, new floors, walls, kitchen areas a new porch entrance and a lift are just some of the works taking place! It's the first day of Autumn & whilst the leaves start to fall, the cost of your property could start to rise with extending your home!
Whilst there is never a guarantee on what properties are worth with or without alterations, According to 'Nationwide Building Society' adding even a bedroom & bathroom can add up to 23% to a properties value!
What you're allowed to build without planning permission... An extension to your house - not flat - is considered a 'permitted development', not requiring planning permission, providing certain conditions are met and you don't live in a listed building.
Here are some of the rules: Extensions must not exceed 50% of the total area of land around the original house, including outbuildings
Extensions to the front of your house are not permitted if your home fronts on to a highway
The width of a side extension must not exceed half the width of the original house
Single-storey rear extensions usually must not extend beyond three metres of the original house for terraced and semidetached properties, or four metres for detached homes ~ this has been increased to 6m & 8m respectively until May 2016!
Extensions of more than one storey must not extend beyond the rear wall of the original house by more than three metres and must not be within seven metres of any rear boundary
If your plans don't comply with these rules, you'll probably need to apply for planning permission from your local authority. Let there be light....the tree structural column with integrated lights suspended from the branches is complete! Bravo to the clients for being so daring to produce a truly unique bungalow extension ~ this was both a fun, challenging but very successful project!

No 'rush', but don't get 'hit' by the planning laws before they run out....the boring bit: in May 2013 your 'permitted development rights' were increased for single storey extensions....what does this mean? For a period of three years only, you can extend a detached property up to 8m or a semi-detached up to 6m without planning permission. This does depend factors such as min. distance from boundary and roof heights etc. but this can save time & money! Will this right be 'extended'?? No one knows but it's here now & ready to be taken advantage of..!

100 years in the making... The tree column (genuinely over 100 years old) is really starting to occupy the space beautifully. More mid construction images starting to show how the branches connect the kitchen, dining and living space around it. The usual confines of a typical bungalow dwelling have really been pushed to produce a fantastic open space extension with plenty of natural light, views to the garden and without any over looking issues from adjacent properties. Final pics including the integrated lights that will shine through the tree to conclude this project.......

'Tree-mendous'..!! Construction of the structural central column (actually carved from a real tree!) is starting to take shape. Instead of the usual brick or steel column to the extension of this typical bungalow dwelling, the clients unique taste and innovative nature wanted to pursue the idea of having a tree sculpture in their living room to support their roof. Lights have been implanted internally which will shine through the natural gaps within the trunk and become a beautifully unique feature & central point to subtlety break up this open space. Photos on completion (with lights) will follow soon......

"A nice rear end"....early & current construction stages of a traditional bungalow with standard low ceilings, that opens up to a fantastic open space with vaulted ceiling ~ watch this space for a completely unique tree feature clad around that tall central column...photos to follow soon..!
