Visited our new project this weekend, a 3 bed refurbishment in Sowerby Bridge, Halifax, this time bought for an investor.

Completed refurbishment of a 2 bed house in Halifax, West Yorkshire. Final finishing touches happening this week (blinds, kitchen grouting, shower screen) and then ready for a new tenant.
We purchased the property for £58k and spend £17k on the refurbishment. We’ve had 4 estate agent visits, all valuing the property between £85k to £90k and rental estimates of £475 - £525 per month.
Based on a mortgage at £90k, and rental income of £475, the capital left in this deal will... be £10,670, with a passive income of £2,328, and an ROI of 21.8% p.a.
