I would recommend Victor Michael to everyone who wants a professional and successful career in the Property Industry.

Very bad experience unfortunately, and I would never use Victor Michael again. Victor Michael moved me into a flat that didn't 'exist' yet according to the local authority. This was because it had been recently converted from an office into residential property and wasn't 'officially recognised' as a residential property by the authorities (i.e. It didn't even have a counil tax band). I wasn't told this at any point about this, and only found out after I had moved in. I run a business, and it took me three months to get internet in my flat because broadband providers simply couldn't find the address, let alone install when they did. For some business owners this would be devastating. Now imagine this with post, any kind of service, and trying to liaise with the council etc. I had to spend literally hours of my own time on the phone to various utility companies etc just to sort out basic requirements. Absolute nightmare. Also, fees were outrageous for a single person moving into a small flat (approx £500). Flat was horrendous. Victor Michael said they spoke to the landlord who promised blackout blinds to replace the office style existing ones which let all the light through, but this was never sorted out. I could hear my neighbour urinating in the room right next door to my bed. Never, ever again...

One of the worst that I encountered with. Rented a flat to me which had toilet drainage problem and for few weeks not been able to use the toilet and was told to use one public toilet. Rented a flat which was one bedroom flat but advertised as two bedroom flat. People works there unprofessional and unkind towards tenants.

Just waited five hours for a locksmith to come and let me in to my rented property in sub zero temperatures with my eight year old daughter. Our lock was jammed and I repeatedly called the agency to request they sort it out asap. I was able to find a locksmith online in minutes, who would have been able to come in half an hour, but the agency had to call a locksmith registered with them that took five hours. FIVE hours waiting in this weather with a child. Completely unacceptable. If your locksmith can't get here quickly you seek authorisation from a manager to select a different one. You do not take the money and treat your customers like idiots.

I recently booked a flat through this agent and paid the holding deposit first but after 2 days the agent just sent a SMS saying that the flat owner has rejected my offer and did not even bother to call me and say the reason of rejecting. When I called he gave me lame reasons that some other party were in better position to pay rent and they were willing to pay 6 months rent in advance.

Later I asked to send the reason for rejecting in email the agent changed the reason saying the flat did not have license for kids.

I think all these reasons are not true there is some other reason benefiting the agent which made them offer the flat to other party.

This is my first unprofessional and unethical encounter with such a letting agent in UK.

Can always be relied on to make every process as complicated, drawn out, and expensive as possible. They tried to charge me a renewal fee when they did not arrange the renewal (I did that myself), and charge twice as much as using their reference agency directly for them to do everything slower, demanding unecessary documents, and on paper (the agency - Homelet - can do it online)! They also insist on re-referencing for absolutely no reason when you renew if you change to a higher paid job, despite no requirement for this under the lease or agreement with them. Avoid. Complete rip-off merchants.

Would certainly use them again, an outstanding service.
