You may be aware that the rules on mandatory HMO licensing is due to change imminently across England.
Currently, properties of three or more storeys, shared by five or more people in two or more households, where facilities such as kitchen or bathroom are shared, must have a mandatory HMO licence.
... But from 1st October, the “storeys” criteria is removed and any property, of any height, that meets the other criteria must be mandatorily licensed.
However, what you may not know is that there is an important exemption ie purpose-built flats within a block containing three or more self-contained flats are excluded from the requirement.

Nationally on average it takes a letting agent just over a month (36 days) from the time a rental property goes on Rightmove until it is marked let agreed, which is the same length of time as this time last year.
