Just one hour from Central London, The Lodges at New House Farm - a new, luxury, rural retreat - is set in the heart of the High Weald of East Sussex.

It is based around six lodges, in a modern rustic style, all with far reaching views of the High Weald – a designated Area of Outstanding Natural Beauty (AONB). Central to The Lodges is a beautiful and extremely spacious, long, communal barn which also includes further accommodation facilities, and a huge kitchen, all designed to cater for large groups.

There is a heated outdoor swimming pool available, with it's own private gardens and terraces, and also a hot tub (available from July 2017).

The lodges are set amongst 12 private acres of untouched rolling, rural landscapes. There is a walk along the beautiful banks of the River Rother, plenty of secluded spaces to relax in, wildflower meadows, streams, woodland walks and beautifully kept walled gardens. There are many local public footpaths leading from the property, across endless fields and forests, but the farm itself is entirely private.

The six lodges each sleep 2-4 people, with king size beds, high end personal catering facilities, wood burning stoves, cast iron Victorian roll top baths, wet rooms as well as TV and entertainment facilities. All of the suites can comfortably accommodate more than 4 guests, by prior arrangement.

We are hidden away at the end of a private lane, spreading from the peak of the south facing Rother Valley down to the banks of the River Rother. Located between Etchingham and Ticehurst, in East Sussex. It is one hour from London by car, or 75 minutes by train from Charing Cross, via London Bridge and Waterloo East stations - all going direct to Etchingham station. We are just 3 minutes drive from the station, or a short walk.

A little more detail

All the suites have exceptional, far reaching views of the untouched, rolling English countryside valleys of the High Weald, surrounding the East Sussex / Kent border.
Set in 12 acres of private fields, the accommodation is arranged around sculpted, Italian style walled gardens, central to this hilltop farm. Located down a private lane, far from any roads, the land then leads off to the more natural valley of the River Rother, and the fields below.
4 of the 6 suites have connecting doors to adjoining suites, which can be kept locked, or can be opened to create accommodation for groups of 4-8, with the capacity to comfortably sleep more, upon request.

Central to the country suites of New House Farm is the huge yet welcoming original 300 year old barn, 50 metres long, with a wide inglenook fireplace, classic beamed ceiling, wood and stone flooring, original sandstone masonry walls, and mahogany wood paneling. The barn, is perfect for long table feasting and family celebrations, with the additional capacity to be able to accommodate large and extended families and wide groups of friends.
By the fireplace are floor to ceiling windows with views over the gardens, and the valleys beyond. An antique spiral staircase leads you up to the mezzanine room, with further accommodation, and entertainment area. The barn, which is open to all guests when available, is also for private hire, upon request, for those staying with us at New House Farm.
The barn has an open kitchen set up to high professional standards, which makes it the perfect setting for group gatherings where a chef can be arranged to cater for you, or where groups can enjoy cooking and eating together. The barn is accessed via a large boot room – perfect to “de-compress” after time out in the countryside, and enter it’s more civilised environment clean and refreshed, without having to go to the private rooms first. The barn and boot room also have toilets and a shower (including a disabled toilet).

In addition to the premium accommodation and barn, amongst the grounds of New House Farm you will discover an enormous cast iron fire pit, many secluded, quiet and remote locations around which to gather, or simply to be alone. There will also be BBQs available on request, terraces, private gardens and centuries old oak trees to shelter beneath.




While you’re with us

The accommodation, their views, the communal facilities and beautiful gardens make New House Farm very much a destination in it’s own right. Even a cold winter’s night, curled up in front of a wood burning stove staring deep over the valley from your own sofa or bed make for a memorable experience. Relaxing with friends in front of the fire in the barn is one of the greatest places to spend time together. However, the local area also has so much to offer whilst you are staying with us.

This place is a must see, must stay. The lodges are exceptional and the view is completely breathtaking. With the friendliest animals for the kids (large and small) to get up close to, this is a great place to stay for families. A cuddle with Spike (the hand-reared lamb) is a moment not forgotten. We stayed in the Garden Lodge and we couldn't fault it, so spacious and comfy it was perfect for our family of 4. With the long barn for entertaining, the heated outdoor swimming pool, the most perfect hosts, the little touches that make the stay all the more luxurious, and the views, this place is amazing. It's surroundings are simply stunning and with lovely villages and castles nearby to explore there's no chance of running out of things to do. Idyllic is how this place is best described, and I can't wait to come back!

The lodges are stylish smart and spacious The beds are very comfortable we slept like logs The views from our room were amazing our kids fell in love with the animals you have very friendly sheep and the Shetland pony with a crazy haircut it's a great jumping off point to visit the rest of the countryside would recommend the bull pub which is not far. Castles and Hastings is only half an hour away.

Peace and fun in a scenic lodge. We were in the pool lodge. Heavenly view. The children loved feeding the lambs and pony. We loved exploring the local area; lovely pubs, castle and curry house. Haven't taken enough time off lately and coming here was short but sweet relief. It's so near London. The mood's just right, good balance of comfort, luxe and a touch of true boho decadence too. Heaven.

Lots of room in the garden lodge we stayed in. Truly in the heart of the High Weald, with Bodiam castle and a regularly running steam train ten minutes away. Special woods (Burgh) on the doorstep for walks straight from the property.



High quality local produce available from Etchingham and other local farm shops. Excellent BBQ facilities on site.



A long barn, available to all on our visit, was also well equipped for catering, hosting and activities for the kids. Bluetooth linked sound system in the lodge itself.



Wonderfully warm outdoor pool that no kid will turn down. Friendly miniature pony and lambs.



The little touches make a difference too: Roll top baths, Ren products, fresh pastries for breakfast each morning, and luxurious dressing gowns for example.

Had a wicked weekend away with Vera at New House Farm Lodges! It was stunning, Shetland pony, sheep and chickens running about all over, Lodges are class! Long barn great for few games of pool and a bit of a social with Jon and Nina (Perfect hosts), Hot tub on Sunday morning was amazing with amazing views, out Saturday night at the Bell, some of the best food ive ever had! Beautiful setting with fabulous hosts. There aren't many country rentals that can, or are prepared to host a party of 30+ (nor with such ease and ace accommodation). Whilst a group that size is a hectic prospect (for us and them) there were acres of hideaway spots to spread out in and enjoy the relaxation that's on offer. Awesome heated pool, petting farm animals for the kids to visit, peaceful meadows and lovely walks. Just back from the best weekend at The Lodges and can't recommend enough. Local partners (food, deli produce, wine and cake bakers) add to the package and its an easy distance out of London and the south east. Top marks and top thanks to the team. We shall return!!
