Buy to Let Mortgage Lending looks set ho finish at around £9bn in 2018 down from the predicted £12bn. That is sure to impact the rental sector in the coming year or two. with fewer properties coming into the rental market, demand will remain high and rents will surely increase.

Chancellors have this two bed apartment on Fairford Leys on the market for Offers in Excess of £180,000. they have also pitched a potential rental income of £850pcm. That's 2 bed house money.....
We have recently let an upgraded example of this apartment in the same building so I do disagree with their rental assessment.
I would always warn against over pricing properties to rent, particularly if they are vacant. You will be playing catch up before you even see a penny of re...nt.
4% is a good gross yield for Aylesbury in general. If you can get this apartment for close to that £180,000 mark you will looking at a realistic 5.3% Gross Yield as a starting point. Just remember to check what the leasehold costs are and factor those in to your calculation too.

Williams Properties have this one bed house on the market for £172,000
Having Let one similar on the same street I would say its worth a look. You may need to spend a little time/money to cut back the garden and neutralise the decor, but.... its a popular area and rental wise should get you a gross yield of around 4.7% (not taking into consideration any work done).
Its been on since July, has to be worth looking at for me.....

Taylors have this One bed House at a guide price of £160,000 meaning a Gross yield of 4.8% is not unrealistic. its been on the market since February so you may even be able to better that.

Here is a one bedroom apartment marketed by Chancellors, its on at offers over £180,000 but we have just agreed a Let on a similar one in the building and a yield of close to 5% is not out of the realms of possibility. you would just need to make sure you get a purchase agreed at the best possible price and that the ground rents/service charges aren't too high.
Its been on the market since July...
That said these get a good level of demand on the rental market if they are pri...ced right and well presented

Check out this Studio Apartment on Bedgrove, listed by Michael Anthony estate agents. A rental yield of close to 5% is achievable on this property so could well be worth a look.

Now this is something the government should focus its attention on. There are lots of private landlords out there that take tenants on benefits, to be refused a mortgage because there is a benefit claimant tenant is wrong and if this is not stopped it could have quite serious consequences on the rental market, particularly for the benefit claimant section of the market.
Lets hope this practice is ended and landlords can continue to borrow on their properties no matter who their tenant is.

With the Autumn budget statement just around the corner, this article speculates on some of the possible announcements that could be made in relation to the buy to let market.
One of those mentioned was an increase of stamp duty for BTL landlords and second home owners, currently set at 3%. increasing this to generate more revenue for the treasury, to me seems counter productive. activity in the buy to let market has already slowed since the 3% stamp duty levy was introduced.... how does a further increase benefit the Treasury?
Whilst its all speculation, i will be watching with great interest as the statement happens to see what proposals are made.
Interesting times.

I have to say I have not seen the rent hikes that are reported in this article, however it is inevitable as more and more of the short term buy to let landlords look to exit the market. we have seen a few landlords exit the sector this year, not yet in their droves but as the mortgage interest tax relief reduces over the next couple of years, and the tenant fee ban takes hold next year, i think we will absolutely see landlords look to recoup their costs via increased rents.
Whilst in the short term tenants may feel not paying fees for referencing or renewals is a good thing, it could well end up costing them far more if rents are increased to reflect the increased costs for landlords.

This is an interesting read, I have to say I agree with the points that have been made.
If tenants are able to decorate rental properties and make it feel like their home, they would be more likely to remain in the property for longer and look after the property better than if they live in a blank canvass. No obviously this is a little idealistic, but if there were caveats in place to ensure when a tenant leaves a property that it is left in a agreeable decorative condition ...(or returned to its original neutral condition) it could very well keep happy tenants in properties longer thus creating happy landlords.
Would love to hear peoples thoughts on this, particularly that of tenants and landlords.

I wouldn't say this is unexpected news, I think the younger generation of landlords have shorter term strategies in general so are less likely to want to ride out any blip as opposed to the older generation who have seen the peaks and troughs of the property market over the years.
you only really lose out in a dip, if you cash out in a dip.
