Outdoor Activities:
Half or whole day caving trips to journey underground in Yorkshire's famous limestone scenery. Wet or dry; walk, crawl or squeeze; underground geology /formations or physical challenge, first experience or technical instruction. All trips are tailored to group requirements.

Accommodation:
Exclusive use for groups, clubs, schools, family events
Beds can be booked individually
Smaller groups can hire one or more bunkrooms

End of an era!! The bunkhouse is closed as of 27th October 2019. New owners will be taking over the business and they hope to re-open shortly. The bunkhouse telephone number will cease to operate after 31st October. The email address and this facebook page will shortly follow - although the new owners may wish to take over these sites...in which case, please watch this space! It is with regret, and due to changed personal circumstances, that we are placing the house and business on the market.
... With idyllic views of the Dales from most windows, the adjacent Pennine Way, a constant stream of walkers / MTB-ers through the village and a warm community atmosphere, the property is in a prime position for both a business and family home.
The business currently operates year round although only hosts large groups from mid-November to mid-February. It brings in around £34k per year from mainly weekend group bookings. Outdoor activities are offered and requested by approximately one group per month. (A purchaser without the necessary qualifications could still offer this facility using my own outdoor business if desired—I am not moving far!) There are some mid-week bookings, and a few groups regularly book in the summer for a one night, half board, option. Both of these avenues could be explored further by the new owner.
For the last 6 ½ years we have ploughed all profit back into renovating, what was, a dilapidated grade II listed school and master’s house. It is now an almost completely renovated business property and a family home that requires some superficial work to complete. We have undertaken the vast majority of the major work: roof, insulation, drainage, installation of biomass heating (for which there are another 17 years left of the RHI grant scheme), 4 new rooms on 2 mezzanines, new ladies bunkhouse bathroom--with 2 new bathrooms and a new kitchen in the family home. However, we estimate that a further £30-40K would be necessary to revamp the bunkhouse men’s bathrooms and to plaster, paint and carpet rooms that have yet to be finished in the family home.
Being a house and bunkhouse (separate but connected properties), the running costs are low, helped by the RHI grant that covers hot water, heating and biomass service costs. There are no business rates to pay.
The property is available for purchase immediately and there is no onward chain. We have decided to reduce the price from £600,000 ono to £560,000 at the beginning of March so please view the Right Move advert with the lower figure in mind. The property is huge, well-situated for an outdoor accommodation business and bookings cover most weekends of the year.

Dark Skies Festival, Yorkshire Dales, February 2018 14 people took part in a subterranean adventure with Hardraw Old School Bunkhouse on 2 dates during the festival. We braved the snowy road conditions to find the cave system relatively dry--although water in their wellies was still a shock for some!
