Case Study - A tenant advised us last Christmas that they had mould growing in an apartment we manage. Upon inspection there was no evidence of any leaks and the tenants were sent a mould and condensation leaflet plus advised to open trickle vents, left secondary glazing open, take down the sheet from the window plus leave the radiators on for a longer period of time on a low heat. Subsequent routine inspections showed that they were not complying with the advice given and at... the end of the tenancy when the landlord put in a claim for decorating, the tenant refused to agree to this and the claim ended up going to adjudication with the DPS. This week the landlord received ALL of the money claimed and this was down to the comprehensive documentation sent to the DPS by our property manager.
Moral of the story - make sure your agent is documenting everything thoroughly throughout each tenancy.

Interesting read on extra licensing on top of the new legislation coming in on October 1st. The license fee is also set to double if plans go ahead.
