The rooms are very neat, tidy and clean. Breakfast hours are 7-9 AM and the lounge access is open pretty much all day with free coffee service. The place is in the heart of the Belfast City Centre area with 10 minutes walk to the City Centre and Victoria Square. All the eateries, restaurants​ and bars are just yards away. Ideal place to stay in the city with decent budget. Apart from the great ambience of the place, the reception staff and everyone working there are the nicest people you ever come across. No extra charges for late checkout. Would definitely stay again

The staff are very polite. However, the rooms are simply just too small for two people. When you factor in luggage and having 2 people in there. Your often having to scramble over the bed as you just can't get passed each other. I would have liked more than 4 channels on the TV too :)

Was a nice enough place, clean, good food & in a great location, en suite bathroom was nice & clean. Hair drier didn't work but I still enjoyed my stay there, will definitely be going back again.

Nice breakfast, and staff very friendly and helpful.
The room we stayed in could of been bigger.... That was our only grumble

Bed and Breakfast does not have free parking as advertised but it is public on street parking. My car was badly damaged during my stay. Not once did the manager apologise or sympathise with the significant criminal damage that had happened while I was a guest there. It turns out there is in fact a proper car park you can pay for around the corner. I was never informed of this when I was checking in. I was never informed the B and B were in no way responsible for my car while I stayed there. What disgusted me most though was the attitude! The only thing that concerned the manager was the fact the B and B was not liable for the damage! In the end I moved my car to the car park of a well established hotel. This hotel valet parked my car for me, commiserated with what had happened and did not charge me to park there even though there is in fact a fee. I will never return to this establishment. I would rather give anyone else my money. The money saved for a cheap overnight stay won't cover the damage done to my car or my ruined weekend!!AVOID!!!!

Room was super damp, pillows felt wet. Shower was missing half of the glass door so you had to stand against the wall as to not soak the floor. Toilet was leaking so we got our socks wet going to the bathroom. Windows collected so much condensation at night that everything we put on the widow sill was wet in the morning. Did not stay a second night, and was offered no refund when checked out early. Would not recommend for a family.

The staff were very helpful, but with regards to management a complete waste of time.
The bed was broken in my parents room so very uncomfortable they spoke to the staff on duty, they offered to replae with 2 single beds which wouldnt have been a problem if they weren't also broken.
The staff member called the manager and her advice for us was to put the matress on the floor and sleep on it.
Such wonderful customer service. I am surprised they are still in business if this is the attitude.
Surfice to say we checked out and went to the Tara Lodge on the same road and could not fault it. Would recommend to anyone.

Fantastic place, just incredible service and quality for the money paid. Place is amazingly clean, spacious room, comfy beds, breakfast included. Staff were really kind and helpful, absolutely loved it
