If we're honest, most people, ourselves included, do not pay much attention to EPC ratings but when a 1910 terrace house comes in with a rating of C74, we definitely sit up and take notice. Why is Belfast so short of rental properties? We are currently experiencing unprecedented demand for rental properties. Queues of up to 50 people have been forming at standard 2 bedroom house viewings. It is very frustrating for people trying simply to find somewhere to live. Our explanation is that the government, in trying to calm down the London and South East England market have introduced a 3% stamp duty charge on second homes and investment properties throughout the U...K. The effect on our market is that there are considerably less investors purchasing our traditional terrace housing stock leading to less available houses to rent. Combine this with phasing out of tax breaks and additional costs relating to increased cost of legislative compliance, landlords are shying away from new investments. With no local government, it doesn’t look like this situation can change any time soon. In the meantime it is our young people who are suffering as they try hard to find somehwere to live.
