After more than 1 year renting with this agency I have to say that I am really disappointed!
I have wasps in my bathroom and I risk to get a sting everytime I go to the toilet, they are not willing to repair the hole from where the wasps get in. Totally unacceptable, looking forward to change agency!!

1Let have been amazing throughout the process of letting our much-loved first flat. They offered honest advice, helped us find good tradespeople to undertake the little that needed doing and even sourced additional quotes as they deemed the first cost for electrics a little high. They managed the letting and vetting process fantastically well and we are delighted with our tenants. Initially I had a parcel delivered to the old flat in error and the new tenants were happy for me to come and collect it and even invited me in to look around. A really lovely young couple.

Extremely professional and just nice people!

I am an overseas landlord based in Hong Kong and I met Ken by chance. He is very professional and provides a service which goes beyond your average letting agent. I have been offered many life and money saving advice from Ken regarding the location, pricing and miscellaneous matters for a profitable buy-to-let.

Professional and friendly, it's not hard to imagine that tenants would also feel very much at ease with Ken and confident that they are in safe hands.

I have rented my flat out for over 10 years with a couple of agents but recently moved to 1Let. I realised immediately that I was going to receive a higher level of service than ever before from a team that were truly interested in their client's interests. I have been dealing with Ken Bell who has been great in giving advice on how to optimise the flat for the market but it is clear he is part of a team with like-minded dedication. Ken advised I undertake some remedial work to the flat and arranged great tradesmen to do the work. The result is a near doubling of the rent. Remarkable but true! And even though didn't Ken earn any fees during the refurbishment phase he and his team remained responsive and no problem was too small. This was important to me as I live overseas and need boots on the ground to sort out some issues. Their umbrella landlord insurance policy was also good value compared to my current insurer and I have made the switch. To top it off, Ken found new tenants within days of the property hitting the market. Ken and 1Let have helped me immensely and I wouldn't hesitate to recommend them over any other agent I have used previously.

We have been renting a property with 1LET for over 2 and a half years, and in that time the experience has been brilliant. The staff are all friendly, professional but informal and very quick to respond to any query that we send to them.

They have a great range of properties, and the maintenance staff who they have sent to deal with any issues have also been very helpful and friendly too.

Having been renting property in Edinburgh for five years, I can honestly say that I have found my experience with 1LET to be great. I've been renting from them for the past year and they have been the best letting agency I have dealt with by far. 1Let are professional, courteous and prompt to reply to emails/queries. Any issues I have had, such as plumbing emergencies, have been resolved quickly. The only issue my flatmates and I have had was when we moved in the flat wasn't as clean as we'd expect. However upon communicating our concerns 1LET were very apologetic and a cleaner was arranged to sort it out. I would definitely rent with 1LET again.
