Have we not learnt anything!!! Following the tragedy at Grenfell, a lot of management companies decided that it would be a good idea to send out letters to the owners of the flats to the blocks that they manage, to request that the owners confirm that the doors to their flats have the correct fire doors and intumescent strips fitted. Well to anyone else who has received one of these letters, there is a lot more to this than you might think. Are the locks and door hinges fi...re rated, do they break the fire strips. Are there any breaks in the strips themselves. When you open the letterboxes to the flats have they got the correct protection around these openings, because if not, what would the use of a fire door that seals the occupants in, but also allows smoke to bellow in.
I visit all of the blocks that we manage on a weekly basis, as I feel this is the only way to see first hand if there are any issues that could be a danger to the residents that are living there.
If you are paying a service charge, ensure that you are getting the protection that you absolutely must have. If you are a Landlord and your agent calls you, let them carry out the upgrades to ensure your tenants safety. If they don’t or haven’t called you, call them, you are responsible and get them to check on your behalf. Or better still get an independent person/company to check for your peace of mind.

Another great start to the year. 5 new sale properties, with 3 new lettings first few days back after a great break.

Friday was a day and a half: two rental completions, three sale completions, one new rental and one new sale property. I hope the sun brings more days like this.
