I can honestly say this is the most disappointed I have been with a Guest House. In desperate need of refurbishment. Our room on 1st floor was cold, no curtains, just badly fitting shutters, Windows are not double glazed. The the radiator was not turned on and when my Partner turned it on it took for every to get tepid. The room smelt foisty. Extension leads on the floor along with the kettle, tripping hazards. Outside our room was airing cupboard that had an extension lead for a hub of some description, another tripping hazards.
The ensuite was the bonus, however there was a smell, the door was difficult to open, we both got stuck, trying to get out.
Breakfast as my reservation indicated - Full English Breakfast depends on your point of view - sausages - could have contained anything certain was not beef or pork, insipid is how Partner described them after 1 mouthful, baked beans of some description and scrambled eggs - allegedly. NO Bacon, mushrooms, tomatoes, fried bread. There was a selection of Continental breakfast items however the meats and cheese, yoghurt were not covered and looked as the were reused each day.
The decor around building was more than tired and out of date, areas of stained ceilings from previous leaks were evident in the entrance and in our room.
Under the Bed was a box of what appeared to be unused condoms we didn't investigate.
Disappointed is an understatement.
Cheap is how I would describe the establishment and not worth the cost I paid.
On comparison at beautiful Guest House we stay at in York cost, decor, food is 1000+ times better. The Braveheart us sadly not for the faint hearted.

Dirty rooms. Paint flaking off and dust everywhere. Bedsheets were shabby and worn. Bathroom window was dirty. Step up into on-suite bathroom which was a trip hazard. Continental breakfast only. Manager seemed friendly enough and allowed late booking in. Only positive is location is 20 mins walk from city centre. Wouldn't book again or recommend. Taking advantage of Edinburgh Festival and need for rooms.

Very tired and under invested in. Poor state of decor and a bathroom that had a weird smell. I want convinced that the linen had been changed or if it had then the what the quality of the pillows were like underneath as one of them stank. Breakfast was basic. Overall there are better B&B's out there...

On the positive side, it is well situated and fairly cheap, easy walking or bus into town. The room was small, the WiFi very patchy, and there was no cooked breakfast.

Ridiculously hot shower, check in only until 9pm and no towels in my room. Friendly and helpful staff though and clean and traditional decor and good wifi.

Fantastic place to stay while visiting Edinburgh.

Room is not bad but the bathroom is a cheap plaster add-on, too small for the room and with poor facilities.

Clean and plesent. Basic furniture but clean which is important to me.

We were there for 2 days ... It's economical. Breakfast was good. Tea or coffee given as complimentary. Hot water was coming but temperature controller was not there.. Owner was friendly but he or Receptionist was not present at all the time, Wifi was okay as it was not connected in 2 of our phones out of 6. I felt the place is like hostel but in this price we can't expect more.
