Had been letting with these guys for 3 years and had a pretty straightforward tenancy, a couple of boiler issues-hardly their fault but as soon as we reported it was fixed the same day so thumbs up. All exit chat was easy to follow and we arranged a clean through them and deposit was with us a week after we left..No dramas and no issues so can only say positive things. We had a top flat and great memories of our uni time plus the dog is super cool-Def gonna miss the dog:). Thanks again for the help with the new flat app in Leeds and a heads up on what to check out in our new home town. As you said the next adventure has started for us!!-Cheers

I am a landlord and landed upon these experts by a passing recommendation and am i glad i listened. I am based in the US and thought i knew property and what the market wanted... I met with Brian who showed me the small calculative error of my proposed plan and devised a better way to manage my investments on a more productive letting cycle. They have engineered the best path and route for my portfolio and continue to keep me updated on the market, trends and best next steps...invaluable. The worst letting agent I have ever had to deal with.

The process started when I replaced an already existing tenant. During this process CS were rude, unhelpful and incompetent. Every time I called to ask some quick question regarding the process of taking over a liquidated tenancy, they told me I wasn’t their priority and insisted I pass on all my questions to the current tenant. This included all financial questions such as cost of rent, deposit and payment information. When it came to paying the deposit the document they sent me was incomplete and the sections containing the bank account information were empty. When I called to ask for the account information they were incredibly rude, (telling me I wasn’t their priority) and eventually emailed me this information after prodding.

During the tenancy there were no major issues, however there were several violations of the the tenancy agreement, typically by entering the property without warning, twice with less than two hours notice, once with no notice. During the tenancy they were typically slow to respond to emails, if they responded at all, and small maintenance requests went ignored. When it came time to end the tenancy they were slow and unresponsive with their communication. They ignored their own policy on reference requests, (references are written every other Friday) and it took them over three weeks to write us a reference (which ended up being the answers to five yes/no questions). When I called them to ask about the status of the references they were incredibly rude to me, and again told me I was not their priority.

The return of the deposit was another cause of frustration. They explicitly tell the tenants not to initiate the return procedure (If we do they will request that none of the deposit is returned). Six weeks after the tenancy ended we still hadn’t heard anything from them, with several emails sent to both the accounting team and lettings team. The deposit was eventually returned with minor cleaning fees subtracted.

To conclude this company are an absolute nightmare to deal with. Emails are not responded to, over the phone they are rude and refuse to answer questions, and if you go into the office (which smells of stale dog) they again refuse to speak to you.

I’d also like to echo a previous reviewer and comment that a lot of the recent reviews appear fake. After a string of negative reviews, a large number of absolutely glowing reviews all arrived within a few days, all using very similar language.

Having been a tenant with Complete Solutions for 5 years across a number of different properties the service has always been fantastic. Both initially renting as a student and later as a professional, we always felt like we were treated with respect and each query was dealt with and responded to quickly.

The staff are approachable, professional and reliable with all aspects of the letting process. A great company and would definitely recommend.

I love their dog! Welcoming and warm and coming from London, not what I'm used to. Not intimidating, no suits and just really friendly, genuine people! Good flats and easy signing on process, fully recommend!

My first experience of letting out of halls and you know what complete solutions were the nicest bunch of peeps.... One agent has us apply via ballot, one out of a hat and one wouldn't even let us view as they had too many applications already so tough! Yep really, the ladies in the office sat us down and really helped, we got a priority viewing!!!!!! One on one as a group and got the property we wanted. They really helped and plus my mum came with us and they talked her through where to go in Edinburgh. Mum loved the flat and Edinburgh so thankyou Team complete. We are ready already for 2018 and gave to all our pals...

These guys are the best letting agent in Edinburgh! They really helped me in sorting me out in terms of accommodation and bills which i have struggled with in the past. The whole process was so easy from start to finish. They are efficient and very proactive and have a high regard to customer satisfaction. All the staff are super friendly and very professional. Can't recommend these guys enough!! Already signing up for next year!!! THANK YOU!!

If I could give 0 I would. Completely unprofessional, uncooperative and a bit a joke really. All was fine until lease ended. We got ourselves a commercial clean and provided the receipts to CS, only for them to try and charge us for another commercial clean. Tried to dispute this by providing receipts again and have sent 6 emails ALL not responded to over 6 weeks. 8 weeks later since check out date of our flat and they are still holding our deposit of £780 per person (which is a huge amount to withhold from students hoping to pay their next deposit etc). Cannot stress how much you should avoid this letting agent. One of our parents had to go into the office and had direct contact with Becky who was totally aggressive and shockingly rude. Totally unprofessional.

Get in quick as the flats go-bit of a run but worth it and we knew the drill from our pals so were prepared. Cool flat on Warrender so pretty chuffed with ourselves and tons better being with an agent as our last landlord was a nightmare!

We let with Complete for 3 years each year another flat and we always got priority being we were existing with them so that’s a bonus. Really friendly people and helped us when we had a neighbour problem.
I’m now in London and the agent down here awful so I called Becki and she talked me through what to do to get my flat down here all sorted-appreciate that as you didn’t need to!

Had a great year letting in a cracking flat on Marchmont Road after our pals recommended the Complete Solutions agency. They were really helpful and we had no problems-we paid for a clean and got our deposit back in the next week so can’t complain or comment as it all worked for us. They also have the best dog
