I cannot believe this article is from 2013 and in only found out about rent2rent since I joined Instagram. We cannot get away with such cowboy practices in #scotland nor would I want to. Not sure what is more disruptive. This or AirBNB.
Regardless of this in time they will regulate this practice if it is even legal which seems unlikely

Common sense prevails which makes a good change at the 1st Tier Tribunal!
The claimant wanted his initial years rent in advance he paid back from the landlord on the basis that you are not allowed in Scotland to ask for more than 6 months rent in advance.
The thing is though the landlord never did. It was the tenants idea as he wouldn't pass the affordability checks. Which according to him shouldn't matter and he claimed a full years rent even though he lived in the property... for this time so he already got what he paid for.
Admittedly after 8 years in Lettings my view of people has totally changed and not in a good way unfortunately and the introduction of the 1st Tier Tribunal that there is a whole bunch of people out there with a gripe that just chance it and ask for ridiculous sums just because they can and it doesn't cost a penny!
I had a complaint against me where a client was asking for a refund of ÂŁ4000 in management fees on the basis that she believed I never changed the pre payment meter in the new tenants name. Bearing in mind the landlord has not lost a penny in rent ever just makes you wonder what is wrong with people and she is a school teacher as well

Granted this article was from June 2019, but the boom is still continuing! What we are seeing now #landlords is that the middle and lower end of the market are starting to play catch up, whilst the price rises at the top end are leveling off.

Seriously? #tenants, if you going to do DIY please don't ever use clear silicone in plain sight unless you fitting a splashback in your kitchen.
It's an absolute b××××××× to get rid of and that was the best part of an hour of my life I will never get back 🤣
#landlords, the level of expected workmanship from your tenants is definitely a valid reason to decline a request for changing the decor!
... It's hard to say no, but I have seen some really bad examples of attempts to make a property look better in my time.
At least make sure you know what they are planning to do before agreeing to anything. I found that out the hard way once when I trusted someone to do a nice job who took a brush and black paint to the radiators 🙈, I was so angry when I seen it, but probably more with myself that I had not foreseen something like that could even happen. You live and learn!
In Scotland The tenant needs written permission to make any changes and you want to make sure they stipulate what changes they make in detail if you want any recourse if you don't like it,

The reason we are a 5 star agent is because everyone that has ever came to me with valid complaint has been compensated!
Since the 1st tier tribunal has come into place I have had an exponential increase in invalid complaints to the point that one of the complainants is now getting prosecuted for lying to the court and producing fraudulent evidence!
The real issue here is though that normally you are not guilty until proven. Under the current laws you are guilty unless you ca...n prove otherwise!
But landlords, if you are going to lie, go to the property ombudsman, it is not a criminal offence to lie to them and unless your agent can prove the opposite they will believe everything you say, how perverse this may seem.
