Factotum Letting

AWFUL! STAY AWAY! The service we received from Factotum Letting was appalling, constant change of mind re policy and when requests were made for basic property repairs nothing was actioned, following the requests we were then requested to leave. Now we find our deposit held following a presumption by the agent. There are much better letting agents in Edinburgh and I would advise anybody looking for long and/or short-term property rental to look elsewhere, please do not have the experience that me and my partner have had.

I have worked with Factotum for over 15 years and they continue to surprise me with their excellent service.

From the landlord's perspective they provide everything that is needed and solve all problems that arise.

We viewed a flat with factotum and we were given a completely non-affiliated email address to contact. After no contact from this email once I'd applied , I contacted the main office concerning our application for the flat, by this time the flat was already let. They have "no idea" who gave us that email address, I have it on their card, quite clearly written in the handwriting of whoever did our viewing that day. Shocking and frankly unprofessional behaviour. Also has not helped one bit in our flat hunting.

They don't fix things such a boiler which continued to fail all year, over charged on fixing things. Doesn't change locks between tenants takes forever to get a deposit back. Staff don't reply to emails quickly also charged for cleaning when the flat was given to us in a dirty condition! Would not recommend!

I was looking for a short term let in Edinburgh. Factotum had a good range of options. When none of my choices was available, the staff at Factotum went out of their way to identify a property that met my needs.

Service throughout was professional and friendly. When I had a couple of snags they were responsive and always followed up to make sure issues were resolved - even staying late in the office on one occasion to make sure everything was OK.

We rented out our flat for a year through Factotum from August 2015, having used another very prominent agent for many years previously. The service has been very professional and prompt throughout, and the flat was let out for more or less the whole period. They were always very responsive and always "went the extra mile". I would unhesitatingly recommend Factotum and I will be using them again at some stage.
