Amazing letting agents - I was a tenant for years and was always a satisfied customer. I am now a landlord and HR manage my property as living abroad, communication is excellent. I couldn't ask for more!!

Last week, I viewed, and then applied for, a flat that they manage - 7/2 Sciennes House Place. When I phoned to arrange the viewing, they asked whether I’m in full-time employment. I explained that I’m not, but that I have a full-time income, through a combination of part-time employment and self-employment. They then said that my income needs to be above a certain amount, and I said, truthfully, that it is. After the viewing, I told them that I’d like to take the flat, and asked them to let me know if there was any further information that they needed in order for the owner to decide whether to proceed with my application. They didn’t ask for further information, and told me the next day that the owner was happy to proceed with my application. I then paid a holding deposit, and, over the weekend, emailed them scans of my application form, and supporting documents. They emailed me this week to query the figure that I’d given for my total income, and I replied that I’d indeed made an error - it was 12% above the true figure, but the latter is still above the minimum they’d previously stated. They then sent me a very brief, and brusque, email which stated, in the first sentence, that my proof of income wasn’t sufficient to take the flat and that they’d be returning my holding deposit. First, there was no explanation in this email of precisely why my proof of income wasn’t sufficient. It was only after an exchange of several emails that I was able to establish that the fundamental “problem” was that I’d been receiving part of my self-employed income - a small part of my total income - for less than two years - I've been receiving it for 8 months. They’d never previously stated this condition, and didn’t even apologise when I pointed this out. Second, I would have thought that a phone call would have been a more appropriate, professional, method of communicating such a decision. My current tenancy expires quite soon, and I’d of course stopped flat-hunting since I’d paid the holding deposit. It seems clear to me, from the tone of their emails, that, upon coming to their decision, they just wanted to get rid of me as soon as possible. This attitude isn’t even in their interests: I obviously now won’t be interested in being one of their tenants in the future, regardless of my future income, and am now warning others of my experience of this firm.

Communication between landlord and property agent is the key. Over 20 years HRPM have kept in touch with me about legislation, repairs, accounts, tenants, rents, etc.; especially important as I have lived overseas for most of this time. Of course, having a top property lawyer built in to the business relationship also helps.

I am surprised by these comments. We have been tenants for over 3 years now and have had excellent service from all staff. Any maintenance items to date have always been dealt with promptly and efficiently.
