Overlooking one of Edinburgh’s prettiest private garden squares, The Principal Edinburgh Charlotte Square — formerly The Roxburghe Hotel — consists of seven inter-connecting Georgian townhouses in the heart of the New Town, a UNESCO world heritage site.

As the newest Principal hotel, it has undergone a multi-million restoration and refurbishment: all of our bedrooms and suites have been given a smart, new look, inspired by the golden age of travel and a genuine sense of Scottish hospitality. Guests familiar with PRINCIPAL will find familiar touch points, including the red bedside telephone, tuck box of treats and a vintage post box.

Our beautiful internal courtyard, The Garden — an oasis of calm with a glass roof — is now open from breakfast through to the wee hours. We stayed here for one night over the Easter break and had a wonderful time. Best reception from staff we have ever had. They couldn't do enough for us and made us feel very welcome. Our room was gorgeous with lovely decor and the garden room had a lovely atmosphere for both breakfast and evening drinks. Looking forward to returning in the future.

We stayed for 1 night on Saturday in a family superior room . We travelled by train with our 7 year old daughter . From the second we arrived the service from all staff was amazing ! Beautiful hotel ! The staff made our daughter feel so welcome ! Would definitely recommend this hotel .

We had evening meal at BABA restaurant which was fantastic and also breakfast at the hotel on Sunday morning was also great !

Over all a great weekend in a beautiful hotel and fab service ! Thank you ! We will be back !

We had our wedding at the Principal, Charlotte Square on 19th May and I honestly cannot thank the team that work there enough for giving us the most amazing day.



From our first meeting with Oskar to show us the hotel as a venue, he sold it to us because of his attention to detail, of course the hotel

Itself is beautiful, everyone of our guests has commented on it but Oskar was on top of everything from the start, brilliant communication throughout and we knew our wedding was in good hands.



On the day itself, Oskar & Abenash (apologies if spelt incorrectly) were on top of everything, nothing was too much trouble for them, they made sure everything ran seamlessly and as we had hoped. The team of staff that worked our wedding were fantastic, a credit to themselves and the hotel.



We honestly could not have asked for a better wedding venue and for better wedding planning & delivery! Thank you so much to all the wonderful staff at the Principal for making our guests feel welcome and for adding that extra special touch to our day.

WORTH IT !



It was a last minute booking for moi. Very caring staff, help my mom with spa, nice tranquil swimming pool with sauna and steam room. The hotel felt like a blend of posh and old, things not to miss are haggis and smoked salmon breakfast. Located at the heart of Edinburgh, walking distance to castle and some shopping. The staff went above and beyond to recommend an Indian restaurants (Khusi’s), was much apreciated. 👍

The only disappointing thing about our time at the Principal was that it was too short. It really is a hidden gem. I loved the amazing decor. The staff were so friendly and very helpful. The valet parking was great. I would definitely recommend a stay and a meal at Baba is a must the food and service were outstanding. We will definitely be back soon. � � ����

Shopaholics and pub pint lover? This is the place for you.. the hotel is so near George Street and the shopping district with Debenhams, Marks and Spencer, boutiques nearby. Next to this hotel is the pubs where you can have a pint. The hotel deco is classy with rustic furniture for the feel of old Edinburgh. The room is cozy with big screen tv and free complimentry fast internet.

The staffs are very friendly and very helpful. I am a person with mobility issues and they were very helpful from day 1 to make it easy for me to move in and out of the hotel (as there are no wheelchair ramp).

The hotel also serves a nice selection of breakfast in the morning. If you are vegatarian they also have you in mind.

Overall the hotel is a nice place to stay. Value for money with lots of things nearby for the visitor to do.

I am sure to come back to the hotel soon.

Myself, mum and sister attended a spa afternoon here yesterday and we all absolutely loved it!! We had 2 mini treatments each - a 1/2 hour facial and 1/2 hour back massage (which was possibly one of the best I have had EVER) so big thanks to my therapist Megan!!! The newly refurbished spa is gorgeous and absolutely spotless! And the twilight tea we had afterwords was really tasty! The glass of fizz to start was a lovely touch! Would definitely reccomend to anyone and will 100% be booking to visit again!

Just got back home after spending the Easter weekend here where our friends got married on Saturday. What a fabulous hotel with great attention to detail and very attentive and helpful staff. Will definitely be back thank to Gavin and James and the rest of the staff for all you did over the weekend.

Gorgeous hotel, recently refurbished and super quirky/trendy. Both restaurants serve amazing food! Steak in the garden restaurant was delicious and then we ate in Baba on our second evening and the food was amazing! Tip: If you ‘think’ you have a booking at Baba, double check before you arrive! They get super busy. We booked in twice and both times they ‘lost’ our reservation🤷🏼‍♀️ Worth the wait though. Food amazing and great service. The rooms are lovely, great interior design and very quiet hotel at night.

Stayed at hotel last Friday and was not as good as our stay 6 months ago. Our room was furnished the same which was lovely but this time it overlooked the dust bins. All day all we heard were bottles being loaded into the bins. Unfortunately this went on at 6 in the morning which wakened ius up. It was still pitch dark.



On arrival we went to the restaurant for lunch and ordered a Hamburger and chips each. We waited 35 minutes and asked where our lunch was. They had lost the order. We ended up with s sandwich and I had s green salad. The quickest lunches the kitchen could conjure up as we had an appointment in 15 minutes. To be fair they didn’t charge us for the lunch

Breakfast the next morning was also a disaster. Never got 2 items I asked for and got mushrooms which I did not ask for. Also both our eggs and sausages were cold as was my expressio coffeee. Also in our rooms it stated there were cotton wooll pads and buds which there were not. Expect these essentials in a 4 star hotel.

Pluses:

Location is super!

Freshly renovated, well decorated rooms.

The Spa area and pool though small are lovely and clean.

Lovely staff - especially John from Derry.



Okays:

Breakfast - Good Quality. The Scottish breakfast well proportioned, but the poached eggs and avocado had one small slice of gluten free bread and one egg so quite small.



Room size a ‘superior’ twin left me seemed still quite neat, I wouldn’t want to be there more than a couple of nights for two people.



Not so pluses:

Housekeeping - Room was not cleaned despite having ‘make up my room’ hanger on door and explaining to housekeeping my mum was ill and had to sleep, but we’d like the room made up later. It meant once we got in from mum’s birthday dinner we ended up being up until 1am trying to get it all sorted then settled for the night, comped a tenner but doesn’t seem to align with the inconvenience.

Room cleanliness - strong smell of urine in bathroom and dust in bathroom.

Having just arrived home from the hotel i feel i need to write a review. Lovely hotel and amazing location! Many positives However it was let down with the noise in our hotel room. I was woke at around 6:45 this morning to the noise of the bins being emptied. This noise continued right up until after 10am when we checked out. It's not a quite noise glass bottle bins being emptied. Having paid extra for a room with a view (5 floors up) a little notification about the noise in the room would have been appreciated. As we were staying to celebrate our engagement we were out quite late and would of appreciated a lie in a long with it.

The hotel is beautiful but for paying 355 for one night I wouldn't say it was worth it. Restaurant and bar serve great food but at breakfast the staff were rude and dismissive. We had to ask for our drinks 4 times and when the food came it was cold as there had been a mix up. No one apologised until we complained and asked for it to be deducted from our bill.

Lovely hotel, great ambience, smashing rooms sadly badly let down by very poor service at breakfast. Seems under resourced to be honest at breakfast.
