This is absolutely a fantastic guesthouse with a welcoming host and lovely decorations. This is definitely the place where I'll stay the next time I come to Edinburgh!
The host is very helpful about everything you can imagine, discreet but always paying attention to every guest.
The breakfast table is full of wonders but the best part is the fresh and warm breakfast made to order. Great choice for every taste, lovely presentations and definitely tasty!
You are only roughly 20-25min from the city centre and less than 10mim by bus, which right on the side of the guesthouse, 1min away.

Fantastic stay. Staff were exceptional - couldn't do enough for us. Nice rooms, great breakfast. Recently redecorated too. Highly recommended. Hopefully stay again soon! Also, this is under new management - taken over six months ago I'm told, so the previous negative reviews are likely to no longer be relevant in my opinion - certainly didn't recognise any of the issues previously mentioned.

I'd more accurately rate this place 3 and a half stars. We had some issues before we even got there - I sent at least 3 emails regarding a late check in, but none were responded too (I used the contact form on their website), this was eventually sorted after lots of phone calls back and forth.
Our room was functional and modern, but we felt it could've been cosier - we prefer carpet over laminate flooring. While I felt the place was no frills and a step up from a travelodge, there were things broken that could've been easily fixed, such as the toilet lid was missing and the toilet roll holder broken. The heating wasn't on for the first 24hrs so the room was quite cold (stayed in Feb), it would've been nice if we had some control over when the heating was on for the room.
The breakfast was nice with good options but some of it was lacking - the waffles were the frozen sort rather than freshly made in a machine. We did however enjoy the veggie breakfast and French toast. You'll need to allow a bit of time for breakfast as they start cooking it when you sit down which means it's fresh.
We only saw the owner when we checked out but she was friendly. Unfortunately the poor communication and cold room means I probably wouldn't stay here again despite the excellent location.
