Many of us have lived in some pretty shoddy accommodation in our lives, and have been at the mercy of the landlord’s schedule when looking to get repairs done.
But next month a new law comes in which will allow tenants to sue landlords to force them to bring rented homes up to scratch.
... In an update to the Landlord and Tenant Act of 1985, the new Homes (Fitness for Human Habitation) Act will give tenants the power to take their landlord to court if they are not maintaining the property to an acceptable standard.
Set to take effect on March 20, the new law will apply to tenancies of less than seven years in England and Wales.
It will include properties that are too cold or too hot, those that have damp or asbestos and those with noise or lighting issues, alongside a host of other problems which would seem common to renters who have suffered in the past from poorly-maintained properties.
Under the new law, tenants can take action if there are issues:
repair stability damp internal arrangement natural lighting ventilation water supply drainage and sanitary conveniences facilities for preparation and cooking of food and for the disposal of waste water Hazards under the Housing Health and Safety Rating System
Housing organisation Shelter say they welcome the legislation and said that the Bill covers the “glaring omissions” of previous legislation to include damp and mould
Crucially, the Bill will help private and social renter’s voices to be heard, by giving them the right to take their landlord to court over unfit and unsafe conditions like these in their home,” they wrote in a blog post
The Bill could help to prevent another tragedy like the Grenfell tower fire. This was the starkest reminder of the dangers of unsafe accommodation.
There are currently almost one million rented homes with hazards that pose a serious risk to health and safety. This affects around 2.5 million people, who’ll all benefit from this landmark change in the law.”
Instead of complaining to the local council, renters can now go straight to the courts and get the changes done that are needed.
Landlords who get things fixed when asked to and look after their tenants should not have to worry but failure to keep a property fit for human habitation will cause problems.
A successful court order might require a landlord to take action regarding a certain hazard or to compensate a tenant with damages.
It does not force a landlord to rebuild a dwelling that has been destroyed or damaged by fire, flood or any other natural occurence.

What great guys! I had cavity wall removed on my house after having a lot of issues from damp coming on my walls. Dan offered great advice and has done an amazing job. Can't recommend them enough

We had the outside of are house done, guttering and face lift painted very please with the outcome would definitely use pro trade again.

We had cavity wall insulation fitted under the government scheme and within 2 years the wall paper was falling off the wall with damp. We had a few builders look at the work to fix up the house and all 4 different builders said to use Pro Trade South Wales. We looked them up on Yell. com, Google and rang the local trading standards who also said to use them! We contacted them and they told us the price per SQM over the phone, no hidden costs or being secret about the pricing which was nice. They turned up on the day and started work, they kept cleaning up has the day went on. They were very polite and respectful to my wife and myself. Great lads and a great job.

Very professional service and friendly and helpful staff I had damp patches in my kitchen from condensation pro trade came in and were very quick and clean I would recommend them to anyone that needs cavity wall removed

Only been working on my new home for 3 days now and I couldn’t recommend them enough, keeps you updated, been more than helpful trying to move things in for us! Absolutely brilliant, great people!

Noticed damp patches on my living room wall... Didn't think it was rising damp as one of the patches was quite high up... Called Dan from Pro Trades who quickly worked out that the Cavity Wall Insulation I was talked into having a few years ago was incorrectly installed... Within a week Dan and his amazing team had removed the insulation and I can now confirm that all the damp patches have dried up and I am finally able to paint. Would recommend Pro Trades Wales to anyone who may have issues with damp, mould or condensation after having Cavity Wall Insulation fitted...

I came across pro-trade whilst searching for a company to fix some issues I had with damp on a cavity wall after reading all the excellent reviews I decided to go with them, and I'm very happy I did, the removal of the wall was done quickly and efficiently, and the issues resolved,the team were friendly and tidy. I will be recommending pro-trade to all my friends and will defiantly use them again.

Great service, Completed an extraction of insulation at my property and did it amazingly. Their reviews on yell com speaks volumes about how good Pro Trade really are and I can confirm this statement with the quality they provided to my wife and myself. We called around to get different prices but many seemed cheaper until they added prices onto the quote. Pro trade stuck to their price from day one and I feel that I needed to tell others in this review. Well done team.

As a landlord needing work done to a specific time frame and at the wrong time of year to keep my rentals let is a tall order. Pro trade carried out some major damp proofing involving hacking off back to stone throughout the ground floor of one of my properties. Danny Marshall the proprietor of pro-trade and his team not only started and finished the work to a high standard and completed on time, he also understood my requirements and went above and beyond his contract to ensure my tenants could move in on time ready for Christmas.

How would I describe Mr Marshall & his dedicated team: Danny is a no nonsense character who will be blunt and to the point regarding requirements to fix problems. He is not a person that will tell you what you want to hear but will tell you what is required. Would I use pro trade again, yes is the answer and look forward to giving them additional works that are due to start end of January 2015. I would rather wait for pro trade than go else where. As a landlord it worth hanging on to tradesmen that deliver on time to a good quality standard. Thanks pro-trade and spk soon.
