Some useful learning points in this deposit adjudication:
Your inventory should record the condition of all contents and of the property fabric at the start of the tenancy;
All components of any claim against your tenant’s deposit must be supported by evidence;
... All sums claimed must be justified by contractors’ or suppliers’ quotations;
If the cost of rectification exceeds the amount of the deposit, it’s still worth claiming the total cost.

Tempting as it may seem, as Matthew MacKay explains it's not a good idea to reuse an Inventory prepared for an earlier tenancy.
In the event of a claim on your tenant's depsot being referred to adjudication you'll need to exhibit an inventory related to the tenancy under dispute accurately recording the state of the property and its contents at the start of that tenancy.

It's a common misconception that an inventory is just a list of contents, and that landlords need an inventory only if a property is to be let furnished.
If your tenant's children's dartboard was hung on your beautiful pristine pine bedroom door, resulting in a scatter of dart holes around a clean circle at the end of tenancy, how are you going to convince an adjudicator that the door was pristne at the start?
